In Ocean City, this primarily applies to investment properties that are owned and operated as vacation rentals.

So, what's the purpose?

Keep your money working for you instead of handing it over to the Government. The benefits are clear: tax deferral, the ability to trade up to higher-value properties, and portfolio diversification—all without the immediate tax hit.

One common misconception in Maryland’s coastal market is that 1031 exchanges only work for full-time rentals. Not true. Vacation properties, including those you occasionally use personally, can qualify as long as they’re primarily held for investment. Another myth? The process is too complicated. While it’s detailed, with the right qualified intermediary (QI) and planning, it’s manageable.

Eligible Properties and the Exchange Process

As we mentioned before, In Ocean City, the most common type of property we see completing 1031 exchanges are properties that are used as vacation rentals that the owners come to a couple of times each year- as long as the primary use of the property is for investment. Properties used solely as primary residences or for personal use (like a second home you never rent) don’t qualify.

The 1031 exchange process starts with selling your current investment property and ends with acquiring a replacement property, all within strict IRS timelines.

First things first, you have 45 days from the sale of your current investment property to identify up to three potential replacement properties. Once you've identified three options within this 45 day period, you then have 180 days total to close on the replacement property.

A qualified intermediary is also required. If you're completing a 1031 exchange in Ocean City, look for a Maryland-based QI familiar with coastal properties and local laws. They’ll handle the proceeds, ensure compliance, and guide you through documentation like the exchange agreement, identification forms, and closing statements.

Key Requirements

Maryland follows federal 1031 rules- but has its own nuances. For instance, the state’s 5.75% income tax on capital gains applies unless deferred through the exchange. There’s no specific holding period before a property qualifies, but the IRS expects it to be held for investment. A good rule of thumb is to hold onto the property for at least two years.

When you're completing a 1031 exchange be sure to reinvest 100% of the proceeds from your previous properties sale. If you take cash out that portion is taxable. To avoid voiding the exchange, don’t take possession of the sale proceeds, miss the 45- or 180-day deadlines, or use non-like-kind properties. Proper documentation—exchange agreements, identification letters, and closing documents—is critical to prove compliance.

Financial and Strategic Considerations

Costs of completing a 1031 exchange in Ocean City include QI & realtor commissions, closing costs, so on and so forth. At the end of the day, your costs out of pocket are the same as if you were buying and selling a property and not doing a 1031- with the exception of QI fees.

With that said, your tax savings can be significant—deferring $50,000 in capital gains tax on a $300,000 sale, for example, keeps that money invested in your next property.

Strategically, Ocean City investors use a 1031 exchange to either diversify their portfolio, or upgrade their investment property. You might trade an oceanfront condo for multiple condos in a bayside building to boost cash flow.

Other types of 1031 exchanges include reverse exchanges (where you buy the replacement property first- usually in time sensitive deals), improvement exchanges- which let you upgrade properties with exchange funds, and partial exchanges- which let you downsize and defer some of your proceeds from the sale.

Many investors start with a small condo and trade up to a larger rental for higher income levels. Others switch from short-term vacation rentals to long-term rentals to stabilize income. Remember this:   It’s a marathon, not a sprint.    The end-of-season-gross-income is the most important number.   Maximizing that is a game of strategy and not a matter of keeping all your rates as high as possible.  

With that said, Summer IS peak season, so you can certainly increase your rates from June through July and into August. During shoulder months like May and September, owners should offer a significant discount to those peak-summer rates, to capture bonus bookings. Lastly, stay up to date on special events and capitalize on the chance to cash in on the large demand.

Real estate transactions can feel like a whirlwind, especially in a vibrant market like Ocean City, MD, where oceanfront condos and cozy homes attract buyers year-round.

To make the process smoother, both buyers and sellers need to grasp the critical timelines embedded in a real estate contract. Missing a deadline can derail the deal or worse, cost you money. In this blog, we’ll walk through the essential phases of a real estate transaction in Ocean City, shedding light on what each step means and why it matters.

1. Earnest Money Deposit Period

Timeline: Typically, 3–7 days after contract acceptance

The earnest money deposit (EMD) is the buyer’s way of saying, “I want to buy your property, and I’m serious about it.”

This good-faith deposit—usually 1–5% of the purchase price—is submitted to the title company or the buyer’s real estate brokerage shortly after the seller accepts the offer. The funds are held in an escrow account, and a receipt or copy of the check is provided to the seller for confirmation.

      Ongoing replies: 2 days each until an agreement is reached

Once the buyer submits a request for repairs, the seller has five days to respond. They can:

1.      Accept the request entirely

2.      Reject it entirely

3.      Offer a modified list of agreed-upon repairs

From there, each side has two days to respond until an agreement is reached.

If no agreement is reached: The buyer has the right to terminate the contract in writing.

This is often the most delicate part of the process. Mutual cooperation and fair expectations go a long way in keeping the deal intact.

3. Condo or HOA Document Review Period

      Submit your file for underwriting and final approval

If delays occur, the financing period may be extended with mutual agreement—but it’s best to keep things moving on schedule.

5. How Long Does It Take to Close?

Understanding R1 Rental Restrictions in Ocean City, MD

Hot topic alert! If you're a local, a second homeowner, or just someone who loves Ocean City, chances are you've heard the buzz about the new rental restrictions for homes in R1 and MH districts.

Before we dive in, let’s be clear: YES, you can still come to Ocean City for a weekend getaway. These new rules only apply to single-family homes and mobile homes located in R1 and MH zoning districts. There are still plenty of great condo rentals available all over OCMD.

We’re writing this blog because there’s a lot of misinformation floating around. A colleague recently told us that a Pennsylvania radio station reported you now have to stay in OC for 31 days or more—which is totally incorrect.

When the facts get misrepresented like that, it hurts Ocean City’s reputation as a vacation destination. People may decide to skip town altogether based on false info. So, let’s set the record straight.


What Are the R1 Rental Restrictions in Ocean City, MD?

Here’s what the Town of Ocean City has implemented so far regarding R1 and MH zoning:

  • Current Moratorium: A pause on issuing new short-term rental licenses for homes zoned R1 & MH.
  • Reservations Made After March 3, 2025: Rentals in R1 & MH districts will require a minimum stay of 5 nights.
  • Effective January 1, 2027: That minimum stay increases to 31 consecutive nights.

To be crystal clear: These rules do not apply to condos or other zoning districts. They only affect single-family and mobile homes in R1 & MH zoned areas.


How This Impacts Property Owners in OCMD

There’s no doubt these ordinances will impact homeowners in R1 and MH neighborhoods. We can think of countless clients we’ve helped buy in these areas who rely on short-term rentals to help offset ownership costs.

This change removes a basic right—using your own home as you see fit—and it shrinks the pool of potential buyers. When you can’t rent for a few weekends or peak weeks, fewer people are willing (or able) to buy. That can lead to lower property values and less flexibility for current owners.

We also worry this will attract more year-round investors, who may rent to large groups over longer terms. That’s unlikely to increase full-time residency, which we believe is the town’s goal. Instead, it may just change who owns and rents these homes.


How This Impacts Ocean City

Misinformation or confusion about these restrictions could cause visitors to look elsewhere. That hurts everyone—from restaurants, bars, and shops to every other business that depends on tourism.

Ocean City thrives on tourism. While we understand the town’s desire to address concerns from neighbors, we don’t believe these changes will deliver the desired result.

Real Estate Market Implications

As we mentioned, restricting short-term rentals in R1 and MH zones makes homeownership less affordable. Many buyers count on summer rental income to cover property taxes or HOA dues. It’s not about profit—it’s about being able to keep and enjoy their home a few times a year.

Removing that opportunity may deter future buyers and make it harder for current owners to hold onto their properties.

We understand what the town is trying to achieve—but we don’t believe this ordinance will have the impact they're hoping for.

Yes, there are occasional issues with short-term renters, but the vast majority of vacationers in Ocean City are respectful families making memories. Unfortunately, a few bad apples might ruin it for everyone.

5 Things to Know Before You Buy an Ocean City, MD Condo

Owning a beach-home in Ocean City should be a fun, exciting and stress-free experience. What can you do to help make sure your next beach-home or condo remains a stress-free place for you and your family, for years to come?

After all, nobody wants to buy a property that comes riddled with unplanned expenses, rules that don’t suit your needs or any number of other unwanted surprises.

Follow these 5 simple steps to Buying A Beach Home In Ocean City Md, and you’ll be well on your way to enjoying a new home at the beach!

1. Know Your HOA's Rules (especially in a condo).

 

When you’re buying a condo at the beach, you’re buying a lot more than just the condo itself. You’re buying a property that might come with amenities, parking, and maybe even a pool. And almost assuredly, that property will have ‘shared costs’, which are reflected in your HOA (or Condo) fees.

Wouldn’t it be nice if you knew EVERYTHING about the Association BEFORE you purchased?

The truth is… YOU CAN!

Maryland Condo Law requires that before anyone purchases a property that's a part of any Association (condo, or other), the buyers have an opportunity to review all relevant information about the Association. This includes, all the Rules and Regulations, the ByLaws, Proof of Insurance, an Association signed Resale Certificate, Reserve Studies, Budgets, and all other relevant information from the Association.

A buyer has either 5 or 7 days (depending on whether the property is new or a resale) to fully review all of these documents. During this review period the buyers contract is ‘contingent’ and their deposit is protected. If a buyer doesn’t like anything in the Association provided packet, the buyer has the right to back out, and to receive a full refund of their deposit. No questions asked!

This review period is VERY important for a buyer to pay attention. These documents will likely show up as part of a big (and often overwhelming) packet of papers. Don’t let your eyes glaze over… and do NOT skip this important step. Read through these documents. Ask questions! And most importantly, make sure you’re working with a great local Realtor who knows what to look for, and where the common red-flags are!

Other than a home inspection (if you choose to do one), this is the most important period before reaching settlement. You want to make sure that there won't be any surprises after you purchase.

Tip #1: When you receive all of the condo docs for your new beach property, take the time and read through EVERYTHING, and ask questions!!! And make sure you’re working with an awesome local OCMD Realtor !

2. Understand Your Associations Financials

Since we focused so heavily on the ‘broad’ recommendation of reviewing all your HOA (or Condo) docs before purchasing in Tip #1 above. Now we want to make sure we take the time to highlight the next most important step….. Reviewing the Association financials!

More than any time before, it’s really important you pay attention to this topic, reviewing the condo budget and financials BEFORE you purchase!

If you weren't already aware, Maryland passed a bill that says every condo association must have a reserve study completed to make sure they have enough money to cover future expenses for things such as roof replacement, balcony repair, elevator repair, etc.

*These items, if deemed necessary in the immediate future, can be very costly and can sometimes result in dramatic increases to condo-fees, or even substantial special assessments!

During your condo document review period, make sure that your current condo fees align with the recommendations that are highlighted in the Reserve Study, ensuring there are enough funds to cover future expenses.

If you don’t understand, or if you’re uncertain about what you’re looking at. ASK QUESTIONS!

There are a lot of associations that pride themselves on having "low condo fees." Unfortunately, more often than not, low condo fees can often lead to high special assessments later (if not properly planned for).
Stop and think about it…… When the Association roof needs to be replaced, the “low condo fees” mean the association might not have the reserves available to pay for the new roof! The result? A probable special assessment!

Tip #2: Not all Associations with low fees are good, or bad. Not all Associations with high fees are good or bad. It all boils down to how well they’ve planned in the past, and how we’ll they’re planning for the future. And your job, as the Buyer is to make sure you check on this!

3. Know Why You're Buying A Beach House

This is one of the most important questions to ask yourself!

What purpose will this beach house serve? When you’re at the beach, what do you love to do, and will this beach house help accomplish that? Do you plan on using it as a quick, private getaway? Or do you plan on having lots of friends and family visit you? Do you need to be near the ocean, or the bay, or certain attractions or restaurants? Do you need amenities, like pools and game-rooms, or do you prefer a smaller & quieter building?

And most importantly…. Do you plan on using it just for yourself, or do you plan on renting it to help supplement the costs?

The next step after answering these questions is to make sure your local Realtor knows why you’re buying.

Why is this so important?

Because some properties might make a great OC vacation rental, while others might not do quite as well. It will be important to know the difference when you’re shopping.

You might be happy with a condo that saves you $50,000 on the purchase price because it isn't newly updated... but if you're planning on renting, that might be a mistake.

The rental market is oversaturated right now, you need to stand out over the competition.

4. Double Check Ownership Costs

We feel like this one goes without saying, but you want to make you can afford your vacation home STRESS FREE.

We've said this before, and we'll say it again... it's a beach home, it shouldn't cause you stress! When you come to the beach and think about the beach you should be able to RELAX!

Make sure that your local lender has locked in your interest rate, and that you budget for all ownership costs (like utilities, condo fees, property taxes, homeowners insurance, and of course, fun at the beach).

Nobody has ever stressed out or been riddled with anxiety because they came in under-budget on their beach home!

5. Have Realistic Expectations for your Home Inspection

When you're purchasing a beach condo, chances are the inspection is going to bring a couple of things to light that are going to need to be repaired.

When you receive your home inspection report, make sure that you're reasonable with your expectations and anything you request.

The inspection shouldn’t be used as a "New Construction Punchlist", or a "Negotiation tool." This is an informative part of the process to make sure the property you’re buying doesn’t come with any surprises or major deficiencies.

If any surprises or major deficiencies are found, then it’s time to ask for repairs, replacements or credits.

Just remember: It's the Home Inspectors’ job to put every single detail on their report. Almost every home inspection report we see has either cosmetic issues or relatively inexpensive things on the report like an outdated outlet or a leaky faucet. Expect to see those……. Just like you would if an inspector put your home under a microscope.

Tip #5: Get a home inspection! Then be fair, be reasonable, and make sure you find the right place you can enjoy for years to come!

Wrapping It Up

Making the investment to purchase a home for sale in Ocean City, MD is a big decision. Making sure that you've crossed all the T's and dotted all of the I's is a big deal!

When you're purchasing a vacation home, and investment property, or a blend of both, make sure that you're actively planning for the future, understand the association you're purchasing in, and remember that you're buying at the beach... it shouldn't stress you out too much!

There are tons of great reasons to do a bit of renovation to your beach home. From increasing your property value to simply giving your unit a bit of a refresh, improvements are a great way to make your unit feel brand new! Let's dive right in!

1. Upgrade Windows/Storm Shutters

Why It's Worth It

While we’ve been extremely lucky over the past few decades in terms of extreme weather in Ocean City, we should still plan proactively for the future.

Installing high quality and strong storm-resistant windows or upgrading your storm shutters can help give you peace of mind and ensure your property doesn't sustain any water damage during a big storm. In our opinion, knowing that your beach home is protected is well worth the money.

Quick Tips

Ask the best local OCMD realtor you can find for recommendations on companies to hire to install these windows/storm shutters. Chances are, they'll know a few high-quality options to make sure the job get's done right!

Also, make sure you refer back to your HOA by-laws and rules/regulations to make sure the upgrades you're planning on are allowed. Many HOA require a certain style to keep the building uniform. When in doubt, just ask your HOA president!

Price Range

Usually about $500-$2,000+ per window & $10-$20 per square foot for hurricane shutters. This all depends on the type of window/hurricane shutter and the quality of product you choose- so prices may vary.

2. Refresh with Bright Beachy Interiors

Why It's Worth It

A fresh coat of bright colored paint throughout your OCMD beach home can make the room look new, refreshed, and clean. You'd be surprised how far a fresh coat of paint goes.

Quick Tips

Paint in soft whites, cool greys, or sandy beiges with accents of bright greens, blues, and other coastal colors! Swap some of your dark furnishings or cabinets with brighter colors and add black/dark accents to make everything pop!

Add some more coastal pops of decoration to make your place feel like a true beach retreat! Local art and simple pieces of decor like a surf board, signs

Adding in a murphy bed, bunk beds, or a sleeper sofa, can help increase the amount of people you can have stay with you comfortably without sacrificing too much square footage.

Furthermore, if you're considering selling your beach home, this can help attract a larger pool of buyers. Why? Because potential investors who are looking to rent their property to vacationers will be interested in the increased sleep cap!

Tips

One of our favorite types of bunk beds are what we like to call pyramid" bunk bed sets. This includes a double bed on the bottom with a twin on the top. Often times, bunk beds are usually reserved for children, but pyramid bunk bed sets make it so Mom & Dad can sleep in the room too!

Price Range

$1,000-$3,500 for a quality Murphy bed; $500-$3,000 for a quality sleeper sofa; $800-$2,000 for quality bunk beds.

4. Revamp Your Bathroom with Coastal Flair

Why It's Worth It

Having well kept modern & clean bathrooms can significantly increase your properties value. Bathrooms and kitchens are 2 of the things buyers look for most in a beach property- so checking one of those boxes by having a sleek, modern, and updated bathroom can help you attract buyers if you choose to sell.

Oh- and there's nothing better than stepping into a fresh, clean, updated shower after a long beach day.

Tips

 Install a glass shower with lightly colored blue, green, or white tiles. Add some contrast with darker colored fixtures or handles on those fixtures. Get some high-quality toilets, sinks, and a quartz vanity for durability and aesthetics and you're in great shape!

This one's totally up to you & your budget! As you know, bathroom remodels can cost a decent amount of money. So, do what makes sense for you at the time!

5.Add or Upgrade an Outdoor Living Space

Why It's Worth It

When you come to the beach what do you like to do? Chances are, your answer to this includes something outdoors whether that's sitting on the beach, golfing, going on beach walks, and everything in between!

There truly is nothing better than having a balcony or outdoor space that's a great place to hang out and enjoy a coffee, glass of wine, or a beer while enjoying the fresh air... and if you're lucky enough, a sunset!

Tips

For homes, upgrade or build a vinyl deck for a modern & sleek look that resists corrosion from our salty air. Add in a screen and a fire pit or outdoor fireplace and you're in business!

If your condo is a part of an HOA, make sure that you are following all of your HOA's rules when upgrading your balcony. Some HOA's restrict certain color rugs or wall hangings.

Add custom closet systems with sliding doors, built in drawers, and handing rods where you can. If you’re a golfer or dream of living in a peaceful golf course community just minutes from the beach, it’s time to start considering one of the many golf course communities near Ocean City, MD as your next home.

Today, we'll show you around the different golf course communities near OC and tell you a bit about what each area/community and golf course is like!

Ocean City Golf Club

Ocean City Golf Club Area Overview

While there isn't an official "community" that's a part of Ocean City Golf Club, there is a TON of real estate within 5-10 minutes from the club house.

The locals commonly refer to this area as "South Point." There is a wide variety of homes in South Point from multi-million-dollar homes on the water to more quaint single-family homes in the $500,000 range.

Life in South point is exceptionally quiet and is a common area for year-round locals to live. It's just far enough away to escape the busy OC summers, but close enough to downtown OC so that it's not a hassle to head into town or the beach if you would like! Furthermore, you're only about a 10–15-minute drive from Assateague National Seashore where you can enjoy a quiet beach day, take a walk or a bike ride, and even see the famous wild horses!

About Ocean City Golf Club

Ocean City Golf Club features two different 18-hole courses on its grounds- the Newport Bay & Seaside Course. Both courses feature unique challenges as the Seaside course is a bit "tighter" and more tucked into the trees while the Newport Bay course has more water hazards and space. Newport Bay has some absolutely stunning views, making for a great coastal area golfing experience.

Both courses are well maintained and are a great place to live & play just minutes from OCMD!

Glen Riddle

Glen Riddle Community Overview

Glen Riddle is one of the Largest and most popular golf course communities in the Ocean City, MD area. There are about 650 homes in this community that range from million dollar plus luxury waterfront single family homes to more quaint single-family homes in the $800,000-$1,000,000 range & waterfront townhomes in the community's marina that typically sell in the mid-500s.

Glen riddle features a number of amenities including their tennis and pickleball courts, community center with a full fitness center, saunas, locker rooms, an outdoor pool, a kiddie pool, and a marina. Life in Glen Riddle is convenient, as you have just about everything you need at your fingertips. There is also a wonderful community atmosphere with every group of people from Young Families to Retirees partaking in the numerous community activities and events that happen every year.

About Glen Riddle Golf Club

Similar to Ocean City Golf Club, Glen Riddle has two 18-hole courses on its grounds. These courses are named War Admiral and Man O War- which are 2 of the most famous racehorses in History. Both courses are very well maintained and offer different experiences with their designs.

Fun Fact: War Admiral and Man O War were both raised in the building that is now the club house and Ruth's Chris steakhouse, and you can still see remnants of their training track running along the golf course. Read a bit about the courses history here!

River Run

River Run Community Overview

River Run is another highly sought-after golf course community located just north of Ocean Pines, featuring a diverse range of several hundred homes. More recently, there have been many townhomes constructed in the area, and there are more single-family homes being built as we speak. Homes in the River Run community typically range from the 325–600-thousand-dollar range… with exceptions of course.

River Run also has a number of awesome community amenities such as their outdoor pool, fitness center, and tennis courts. The streets that connect all of the River Run community aren't too busy, so it's also more than safe to walk your dog or go for a jog through the neighborhood!

Life in River Run is quiet, convenient, and the community has a very friendly atmosphere. A decent amount of homeowners in the community are full time residents, so there's plenty of opportunities to make new friends. Furthermore, no matter where you’re here, you’re a short drive or walk to your amenities and the golf clubhouse, and about a 15-minute drive to the beach!

About River Run Golf Club

River Run Golf club offers a wonderful and affordable golf experience just minutes from Ocean City, MD. This Gary Player designed golf course features a wide variety of holes and a well-maintained course. One thing we will say is this course is tight- so bring plenty of balls!

Ocean Pines

Ocean Pines Community Overview

We go into more depth about Ocean Pines in our OCMD community guide than we will here- but as you probably already know, Ocean Pines is the largest "community" in the OCMD area by far. With well over 5,000 homes, there's bound to be at least one that fits your style & price range. Ocean Pines homes range anywhere from $300,000 to over a million dollars depending on a number of factors, but most importantly location. Ocean Pines Waterfront homes typically start at about $600,000 (give or take) and are some of the most highly sought after properties in our area.

While living in Ocean Pines does not give you immediate access to all of the community amenities, they do have multiple tennis/pickleball courts, their marina, a community center, multiple playgrounds, a beach club in Ocean City, pools, and more!

Life in Ocean Pines is a simple one. With friendly neighbors everywhere you look, a grocery store and just about every amenity within a 5–10-minute drive, and the beach just 15 minutes away, you have everything you could ever need at your fingertips. Ocean Pines is especially popular for retirees transitioning into their next phase of life, so if that's you...

About Ocean Pines Golf Club:

Ocean Pines Golf Club was established in 1972 and features 18 holes of great golf that merges its way through the neighborhood. That may make it sound like there's not a lot of room- but believe us, that isn't the case at all. Ocean Pines golf club is home to many golf tournaments every year and has a recently renovated Bar/Restaurant in the club house! The course is well maintained and is a relatively budget friendly option as well.

Rum Pointe Seaside Golf Links

Rum Pointe Area Overview

While Rum Pointe Golf Club doesn't have a community attached, there are some truly stunning homes that rest between the 15th and 16th holes of the golf course. Rum Pointe is very close in proximity to Ocean City Golf club, so we won't waste too much of your time explaining the same area twice.

About Rum Pointe Seaside Golf Links

Rum Pointe Seaside Golf links is one of our favorite courses in the area. It was designed by world renowned golf course architect, Pete Dye, who did a splendid job with the course.

The front 9 features mostly "open" holes with water Hazards running along many of them, and the back 9 begins in a more wooded area, providing a diverse experience for each player. Furthermore, this course is exceptionally well maintained, and its greens are lighting fast- especially in the summertime.

The Links at Lighthouse Sound

Lighthouse Sound Community Overview:

The Lighthouse Sound community rests right off of Saint martin Neck Rd & Rt. 90 in Bishopville, MD. There are under 100 homes/lots in the Lighthouse Sound community. Most of the homes in this area are 1+ million dollars, and rest on expansive lots. There are some truly stunning homes in Lighthouse Sound, however they seldom come on the market simply because there aren't many homes in the area.

What Lighthouse Sound lacks in amenities it makes up for with space and luxury. As mentioned, all of the homes in this area are stunning and sit on large lots. While you don't have a long list of amenities, you do have great golf course views, privacy, and the Lighthouse Sound restaurant which has stunning views and GREAT food.

About The Links at Lighthouse Sound

The Links at Lighthouse Sound is another one of our favorite golf courses in the area. This course features stunning views of Ocean City, MD from the west side of the Assawoman Bay on the front 9, and even has the longest golf cart bridge in America!

Similar to other courses in the area, there is a very nice variety of holes that stretch along the water and "tighter" holes with trees lining the fairway. The views and condition of Lighthouse Sound are unparalleled, and while golf is a bit more expensive here, it's worth it.

Eagles Landing Golf Course

Eagles Landing Area Overview:

While Eagles landing doesn't have an official community that's associated with the golf course, there is a TON of real estate nearby. You can find just about any type of home you can think of within 5-10 minutes of Eagles Landing from town homes to single family homes & more.

Eagles landing is located just north of Ocean City Golf Club and Rum Pointe and is right next to the Ocean City Municipal Airport... and when we say "right next to" we mean it. On one of your approach shots it truly feels like you could hit a plane that's landing.

There are a number of great communities near Eagles Landing such as Bayside and Sea Oaks Village which has some wonderful new construction townhomes.

About Eagles Landing Golf Course

Eagles Landing Golf Course is yet another one of our favorites in the area with 18 holes that will test any golfer’s game. Similar to most other courses in our area, Eagles Landing is very well maintained and has a great variety of holes to keep you on your toes. Uniquely, they are committed to limiting their use of chemical pesticides to preserve the Salt Marshes and the surrounding lands natural habitat- even more reason to go & play eagles landing!
