Assateague House is one of the most overlooked buildings in Ocean City, and I’ve never really understood why. I’ll be honest, this place deserves far more fanfare than it gets.
The views here are some of the most unique and impressive you’ll find anywhere in town. From many units, you’re looking out over the bay, the West Ocean City harbor, Ocean City’s inlet, the southern end of the Boardwalk with the Ferris wheel in view, and all the way down to the northern end of Assateague Island. It’s a true panoramic experience, and it’s something you just don’t see duplicated very often.
The building sits right next to the U.S. Coast Guard station, which is actually a plus. It provides open sightlines and an added sense of space, and many units conveniently overlook that area as well. Every floorplan was designed to capture as much of the view as possible, and even the first-floor units are elevated enough to fully participate in the scenery.
There are so many nuances to this building that make it special. The 01-04 stacks sit on the bayfront. While the 01-stack is a small one-bedroom, it has the benefit of being an end-unit. The neighboring three-bedroom 02-stack is the largest in the building. The 04-stack is the south-end bayfront unit with views, views and more views. And the southern-side 05 and 06 stacks might be my personal favorites, as they somehow manage to have views that I enjoy more than the direct bayfront condos.
Location-wise, this is downtown Ocean City at its best. You have immediate access to just about everything Ocean City offers, yet Assateague House still manages to feel tucked away. Another underrated benefit is parking. For a downtown condo, there’s plenty of it, which is something buyers don’t fully appreciate until they’ve owned elsewhere.
Pro Tip: Due to the entry door of the 05-stack, the living room area is much bigger than the other 2BR side units.
If you’re looking for a second home that feels special every time you walk in the door, this is one I always encourage buyers to look at closely. It’s a hidden gem in the truest sense of the phrase.

When someone is looking at Assateague House, they’re almost always also considering White Marlin and Emerson Towers, because all three overlook the same marina and capture similar bay and harbor views. Emerson Towers is newer and offers larger floorplans, plus limited deep-water boat slips along its private pier. White Marlin is closer in age and layout to Assateague House, and gives owners the ability to purchase a deep-water slip within the marina itself. Where Assateague House separates itself is the view composition and parking. The angles from many units capture the marina, the Inlet, the southern Boardwalk, and even Assateague Island in a way that’s hard to replicate. And the parking situation downtown is simply stronger than most expect. Buyers who prioritize view layering and practical access often land here after seeing all three.
