Whether you're sunbathing, surfing, or building sandcastles, Fenwick Island is a true Atlantic coast gem!  Families love the lifeguarded areas for peace of mind, while couples can enjoy a peaceful sunrise stroll on the beach.

West Ocean City’s housing market has remained strong over the last few years, and currently has a median sales price of around $475,000. If you're looking for value compared to Ocean City’s higher prices, this is a great place to consider.

Home that are priced right will typically sell relatively quickly, usually in a bout 2-4 weeks, which is driven by the strong demand consisting of a mix between those searching for second homes, primary residences, investments, and just about everything in between. Compared to the main strip of Ocean City, which has seen an increase in inventory lately, West Ocean City’s wide reach keeps their market a bit more steady.

Typically, the closer to Ocean City you are, the more you pay per SqFt. Options that are a bit more inland and tucked away from Ocean City can provide more budget friendly options while truly luxurious homes rest on the south side of Rt. 50 close to many of our top 5 restaurants in West OC.

West Ocean City’s Real Estate market has something for everyone!

Waterfront Single-Family Homes: In almost all cases, a waterfront single family home in West Ocean City is going to be priced at $1M or more. Often times, these homes have docks or water access and favor buyers seeking true luxury near Ocean City, but just far enough away they can have their own private escape close to some of the best restaurants in West OC.

Single-Family Homes: There are plenty of neighborhoods in West Ocean city that contain more affordable non-waterfront options- which typically start at $500,000. There is a wide array of single-family homes available in the area from cozy cottages to more modern newly built options. These types of home are popular for those who are spending a lot of time in West O or are local residents.

Townhomes: The price of townhomes can greatly vary in West OC depending on location and water access/views. For example, you can get a townhome in the Villas at the Inlet for $1M+, or a townhome in Seaside Village for around $600,000-$750,000. If you head a bit further inland, there are even options that go below $400,000. Townhomes in West O are typically purchased as second homes, but they are certainly feasible for year-round living.

Manufactured/Mobile Homes: While condos and manufactured/mobile homes are certainly limited in West OC, there are options that are much more budget friendly and are typically priced in the $250,000 range. These are perfect for those seeking a more budget friendly near the beach!

Cape Isle of Wight and Oyster Harbor shine as West Ocean City’s coastal gems. Cape Isle of Wight ($600K–$850K) boasts canal-front and waterfront homes, ideal for boating enthusiasts who love casting off from private docks or fishing in nearby waters.

Oyster Harbor ($500K–$600K), while not being waterfront, is still a favorite among locals, and offers single-family homes with pool access, fostering a tight-knit community feel. Residents enjoy evening walks and quick trips to the beach, soaking in West Ocean City’s relaxed coastal charm.

Family-Friendly and 55+ Retreats

Ocean Reef, Deer Point, Whispering Woods, and Salt Life Village cater to families and retirees with diverse lifestyles.

Ocean Reef features custom-built homes in a tucked away community that's popular among full time residents. Deer Point, near the Ocean City airport, offers single-family homes popular with locals seeking quiet streets. Whispering Woods features 79 lots and is a quiet escape tucked off Rt 611.  All these communities have similar price ranges with homes typically ranging anywhere from $500,000-$900,000 depending on size and upgrades.

Just like we mentioned in our Berlin MD Real Estate guide, if you're planning on raising a family on the shore, the local middle and high schools are both ranking in the top 25% statewide! There are also a few great options for a private school education.

Moving on, there are a TON of great golf courses with 30 or so minutes, plenty of marinas and docks to park your boat, and summer events in nearby Berlin and Ocean City!

Golfers can tee it up at nearby courses like Glen Riddle Golf Club, just minutes away, featuring two 18-hole layouts (Man O’ War and War Admiral). Moving on, Ocean City Golf Club, also close by, offers 36 holes and a bayfront setting. Other nearby courses include Rum Pointe Golf Club, Lighthouse Sound, and Eagles Landing. As you can see, there's no shortage of golf courses within a 20-minute drive from West OC- and none of these courses will disappoint.

Local Tip: Book tee times early during summer weekends and check for twilight rates to save.

Baja Amusements and Frontier Town bring family-friendly thrills and adventure just minutes from West OC.

A few of our favorites at what we call "The Shark" include their famous Duck confit and their crab-stuffed-tempura-avocado. The Sharks drink menu has some amazing local craft brews. A few of our favorite dishes include the bacon wrapped jalapenos, the "Smokers BBQ Burger," and quite literally any of their family deal meals. *Watch out for their seasonal crab-cake specials.  When they have them, run (don’t walk) to get them before they sell out!  We must admit, it was hard to pick favorites because you truly can't go wrong at Smoker's.
