Making the Move: What is it like to live in Ocean City, MD?

Have you ever thought about what it would be like to move to (and live at) the beach?

Maybe you’re looking for a great place to retire, semi-retire, or maybe you’re just looking for a change of pace and something different.  

No matter what, if you're considering a permanent move to Ocean City, MD you're probably asking yourself "What is it like to live in Ocean City, MD?"

What’s there to do? Is it fast paced? Are there enough things to keep me busy?  What do locals do all year? 

All these questions are very important questions to ask before you decide to move to a new area. And while we don’t want to jump the gun and spoil the whole blog, in short, it's pretty awesome living in or around the Ocean City beaches…. (in our most definitely un-biased opinion)!

Living here is significantly different than living in the suburbs or in a big city. Life at the beach is a bit slower and more laid back. So, before you make the decision to move to Ocean City, MD full time, you should make sure you understand what life here is like- which is why we’re sharing this blog with you today. Let’s dive right in!

 

Community and Lifestyle in Ocean City MD

Local Community: As you probably already know, there aren't a ton of year-round residents in Ocean City, MD or the surrounding areas.

Similar to most other small towns in the U.S, the community in Ocean City is VERY tightly knit. Our area has that small town feel where everyone knows everyone, and everyone looks out for each other. When you live in a small town like this, chances are you’re going to know someone who knows someone that can fix any problem or help you with anything you need! This is one of the things we love most about living at the beach.

Lifestyle by Season: As you can probably imagine, during the summertime when there are hundreds-of-thousands of vacationers rolling into town every week, life at the beach is very fast paced. And then in the off-season, things slow down quite dramatically. No matter which season, and which time of year, the one common thread every local loves, is their life at the beach!   

Different Types of Property Available

In Ocean City, MD and the surrounding areas, there are a TON of property options available. At the beach, we have just about any type of property you can think of!

For example, you can own a single-family home that's tucked back in a quiet court in Ocean Pines. You can own a condo in a high-rise building with TONS of amenities. You can own a single-family home in North Ocean City on the bayside of coastal highway or in a golf course community.

We could go on and on, but it's pretty safe to say that no matter what your lifestyle is there's something within 30 minutes of Ocean City that you'll love. It all depends on what YOUR looking for, and what YOUR goals are.

Recreational Activities and Attractions

Outdoor Activities: If there's one thing we're not short on here at the beach, it's outdoor activities. From all of the amazing golf courses near Ocean City that we love to fishing, surfing, boating, jet skiing, paddle boarding, pickle ball, tennis, you name it, we have it here!

The opportunity to spend a lot of time outside is one of the reasons we love living here so much. There are so many people that work all year to have the chance to have the perfect vacation here for a week... but we get to live here year-round.

Oh- and we almost forgot! You're just minutes away from the beach (possibly the best outdoor activity of them all)!

Amusement Parks & Family Fun: If you're considering raising your family here, there are also a few amusement parks such as Jolly Roger and Trimper Rides that make for great family fun. Not only that, but there are also more Mini-Golf courses than we can count, countless arcades on the boardwalk, summer camps at Northside Park. When we say we could go on and on about all of the different opportunities for family fun in Ocean City, MD, we really mean it.

Local Events: Last, but certainly not least is the plethora of local events that are happening year-round. To name a few, there are 3 major music festivals taking place at the Ocean City Inlet in 2025, Sundaes in the Park at Northside Park every Sunday with ice cream and live music, an Air Show with military airplanes, 4th of July fireworks, car shows, motorcycle shows... and we're barely scratching the surface.

We mentioned earlier that the off-season at the beach can be a bit slow. With that said, we hope that this helps demonstrate the fact that while the off season is in fact significantly slower than the summertime, there’s something to do year round.

Dining

Next to all of the activities & events in Ocean City, our second favorite part is THE FOOD... which is no secret... we spend way too much on lunch.

If you're a foodie, you're going to love living in or around Ocean City. One of our favorite things about the restaurant scene in Ocean City is how many different dining options there are. No matter what craving you have, you can find a super nice restaurant that will satisfy that craving. We have fine dining, seafood, crab houses, casual lunch restaurants, bars with a night life... you name it, OC has it.

Our friends at Central Reservations (Ocean City’s premier vacation rental experts) have a few blogs on some of their favorite places to eat in town. After reading them, we can confirm that these are in fact amazing options. Check out their top 5 breakfast, lunch, and top 4 fine dining restaurants in OC!

Pros & Cons of Living in Ocean City, MD

 Pros:

1. Tightly knit community of year-round locals

2. A wide variety of property options & a strong real estate market

3. Plentiful outdoor activities, local events for family fun, countless other attractions & things to do.

4. Plentiful dining options

5. You live at the beach...

Cons:

1. The summertime can get busy and become a bit overwhelming for some.

2. We're a few hours away from major airports.

3. Traffic in the summertime can get a bit hectic, but if you know what times to head to and from the beach, you'll be just fine!

Wrapping it Up

We hope we did a good job of highlighting all of the reasons we love living in Ocean City, MD. While our off seasons may be a bit slow, there truly is always something to do, and our summers are jam packed busy... and a TON of fun.

Welcome to our first Ocean City, Maryland Community Guide! Our goal is to shine the light on some of the best communities at (and near) the beach, highlighting the features, conveniences, and differences between them.

In Part 1 of this Community Guide series, we’re focusing on three communities that are similar in some ways but are also different and unique in their own respects. If you're looking to live the coastal lifestyle on the eastern shore of Maryland without buying a property that’s “In The Heart” of Ocean City, then this is the right Guide for you!

Living At The Beach – What’s It Like?

Ocean City has a lot to offer; whether you want to live ‘on’ the beach, ‘in’ Ocean City, or even just someplace nearby, there truly is something for everyone here on the ‘Shore’.

Our area is rich in outdoor activities, highlighted by water access to countless bays, beaches, inlets, and the Atlantic Ocean. No matter where you are when you’re here, you’ll enjoy easy access to countless amazing restaurants, golf courses, fishing charters, activities, events, and so much more.

For those of you that looking for a true ‘Beach Home’ (whether that’s Ocean or Bay, or anything in between), go check out our blog about the different areas within Ocean City, MD.

While the communities we're introducing you today are located just outside of Ocean City ‘proper’, they all have easy access to the beach, and lots of conveniences that might make them a great fit for your next beach-home.

Throughout this blog we'll try to paint a bit of a picture of what living in one of these communities would be like. We'll show what the community itself has to offer, as well as a few of our favorite activities and restaurants nearby!

Decatur Farm

First up, we have Decatur Farm. Originally developed in the early 2000’s, this community is located about 10-15 minutes west of downtown Ocean City, just outside of downtown Berlin Md.

Decatur Farm features over 200 homes and has both single family homes and townhomes, meaning it's a suitable place for a wide range of budgets.

This neighborhood is ideal for such a wide range of buyers. We’ve helped our clients find a great retirement home in this community. We’ve helped first-time home buyers get started in this community. Last, but certainly not least on todays’ list is Ocean Pines.

Ocean Pines is arguably the largest community in our area, making up its own sub-section of Berlin, MD with thousands of properties within its boundaries. So, it should come as no surprise that it also boasts a very wide variety of housing options and opportunities.

Here, you'll find just about everything from older homes that need a bit of love tucked away in a quiet cul-de-sac to stunning Million plus dollar homes on a waterfront lot.

Ocean Pines is a particularly popular choice for retirees and people raising families because of the community amenities (more on that later), quiet atmosphere, and nearby activities.

Living in Ocean Pines means you have a number of activities that are right in the neighborhood! Ocean Pines has everything from private tennis lessons and Pickleball tournaments to Youth basketball leagues and skateboarding classes. We truly could go on and on about all of the different activities in Ocean Pines. Don’t forget that you’re right next to the Rt. 90 bridge as well- so you’re not too far from Ocean City either.

Uncovering Ocean City's Closing Costs: A Buyer's Guide

If you're a home buyer in Ocean City, MD (or the surrounding areas) understanding closing costs is crucial. Buying at the beach is much different than most primary home markets.

Closing costs are part of any normal real estate transaction. This may be an elementary concept for many, but we feel it's still important to mention as we begin this blog.

Today, we'll explain what closing costs are, what some of the most common closing costs are in Ocean City and give you a rough estimation of how much you should expect to pay. Let's Dive right in!

What exactly are Closing Costs?

As we mentioned before, closing costs are something that both buyers and sellers incur when they are buying or selling a home. Some closing costs are calculated based on the purchase price of the home, while others are flat fees charged by homeowner’s associations, title companies, etc.

Some of your closing costs are paying for services completed by companies or people assisting you in completing the transaction. Others go to the government (hooray). Others go into an escrow account to cover things such as property taxes and homeowners’ insurance.

Keep in mind, there’s no way we could cover every single closing cost that ever existed. Each real estate transaction is different, and we tried to highlight those that are either specific to Ocean City or are a standard closing cost.

Key Closing Costs in Ocean City

1. Association Fees- Capital Contribution & HOA Fees

Let's start this section off with what a capital contribution fee is, and how they apply to properties in Ocean City, MD. When you're purchasing a home, condo, townhome, or any other type of real estate that is in a homeowner’s association, there's a chance that you'll have to pay what is called a Capital Contribution.

We could go on and on speculating about what exactly a capital contribution fee is for. However, at the end of the day it boils down to this... A capital contribution fee is a fee that is paid by purchasers in a condo or homeowner’s association when they become a part of the association.

Truthfully, a capital contribution is just another way for associations to help build up their funds. Think of it like an initiation fee to a country club. You're a new member, and you've got to pay to get in!

With all of that said we should also mention that not all homeowners’ associations and condo associations at the beach have a capital contribution fee. However, you still shouldn't be surprised by this, and your realtor should inform you as to whether or not this is a fee you're going to have to pay.

Next, we'd like to talk a little bit about HOA fees. While many of you are likely already familiar with HOA fees and exactly what they are, we still feel it's an important topic to cover.

When you're purchasing a home in Ocean City, MD that's a part of an HOA, it's more than likely that the current owners of that home pay their HOA dues in one of a few ways- annually, quarterly, or monthly.

So, what happens if you're set for a closing date on June 15th?

If this association's dues are paid on an annual basis, then you'll have to reimburse the seller for the fees through the end of the year. The seller probably paid these dues in the beginning of the year upfront. So essentially, you have to cover the cost for June 15th through December 31st, and the seller is responsible for January 1st through June 14th.

The same thing goes for monthly and quarterly dues. If you are closing on a home in the middle of a period, the seller is responsible for every day up to closing, and you're responsible for everyday thereafter.

2. Special Assessments

If you've been paying attention to real estate in Ocean City, MD, you probably know that special assessments are a bit of a "hot topic" right now.

In short, special assessments are fees that owners in an association must pay in order to build up a sub-par reserve fund. A reserve fund is money an association uses to repair things such as stairwells, roofs, and other common elements in a condominium or association.

If you're purchasing a condo in Ocean City in an association that has levied a special assessment on its owners, this is likely something you're going to have to negotiate with the seller (or buyer if you're the seller).

Some sellers will come right out and offer to pay for that year’s special assessments. Others will ask to split that year’s special assessment. At the end of the day, you need make sure you know how much the total special assessment is, and how much of it you're responsible for.

If you're purchasing a condo that has a special assessment, you should be discussing the details at length with your realtor, CPA (if you have one), and lender to make sure this isn't going to be too much of a cost for you to incur.

3. Title Fees

Next up is title fees. Title fees are fees that go to the title company, and title insurance companies.

Title companies complete searches to ensure the seller is who they say they are, that they have the right to sell the property, and that there are no liens against the property.

To help you understand exactly what you're paying to the title company, here's an example of title fees one of our recent buyers paid.

In this example, you can see that the buyer was responsible for paying for many things related to the title of their new home. Let's break them down one by one.

Line 1- First, we have the CPL to the title insurance company. This is an agreement between the title insurance company and the lender and essentially protects the lender from any losses incurred at closing.

Line 2- Next is the Lender's title policy. This protects a mortgage lenders interest in the property in case there are title issues down the line. Think of it like title insurance- but for the lender.

Line 3- Third we have "overnight fees." This is a cost that some title companies have, and others don’t. It’s just you paying them to ship important documents related to the title of the home.

Line 4- Next up is the review fee to the title company. This is a charge for the time the title company spends reviewing the title of the home.

Line 5- The fifth line item in this example is a settlement fee. This is a charge for the title companies’ services to complete settlement for you. When you purchase a home, you'll meet a title company representative to sign all of the required documents to fully complete the transaction.

Line 6- Next we have the title abstract. A title abstract is a document that summarizes the ownership history of a piece of real estate. This includes all of the past owners, any liens against the property, encumbrances, so on and so forth.

Line 7- Last, but CERTAINLY not least, is your title insurance policy. A title insurance policy is something we ALWAYS recommend because of the future protection it offers homeowners. In short, this policy protects you from anyone coming after your rightful ownership of the home down the line.

All of these items are standard charges that are, in our opinion, are more than worth it because of the protection they offer.

4. Transfer Taxes and Recordation Charges

Now we're onto transfer taxes and recordation charges. To summarize, transfer taxes and recordation charges are the fees you pay to the government to transfer and record this property into your name.

Here's an example of this section in the closing documents for a buyer who purchased a $320,000 property:

As you can see, these charges are split between the buyer and the seller. In this example, the dollar amounts on the left are for the seller, and the dollar amounts on the right are for the buyer.

In Maryland, these charges are incurred for any property sale and are generally around 1.66% of the purchase price. Split evenly between the buyer and the seller, you're responsible for about 0.88%.

5. Lender Fees

Our last section is going to be focusing on lender fees. These fees are those that the lender needs to collect for providing you with a loan. Keep in mind these amounts can fluctuate and are different for every home purchase.

Here are a few good examples of lender fees to expect:

Origination Charge- This is a fee that is paid to the lender for originating the loan. This covers the price of preparing everything that's required to get you your mortgage loan.

Appraisal Fee- An appraisal fee is relatively self-explanatory- it's simply the fee you pay for the lender to have an appraisal done!

Prepaid Interest- This is any interest that you need to pay the lender in between the timeframe of closing and your first mortgage payment.

Strategies to Manage Closing Costs

As a homebuyer, there are a few things you can do to try to limit your closing costs. First things first, you can shop around for different service providers. If one title company, lender, or insurance agent is charging you higher prices or fees that another isn't, you might want to consider going with the more budget friendly option!

Just remember, sometimes the age-old adage of "you get what you pay for" can be true.

Pro Tip: This is a great question to ask your realtor. Often times, they know of at least a few good title companies and mortgage lenders.

Next, you can always negotiate for the seller to cover some of your closing costs. If you're buying new construction, this is a great negotiation tactic. It helps the builder show a higher sale price to the public- all while you get money off on closing costs!

Understanding Your Closing Costs

When you purchase a home, a few days before settlement you will receive a final estimate of your closing costs from your title company and lender.

When you receive this document READ IT, and make sure you understand everything. Your realtor should be reviewing this as well to make sure that there aren't any silly mistakes.

If you see something that you don't understand or see any additional costs you aren't sure about, don't hesitate to reach out to your realtor or title company.

Yes, as realtors our main focus is centered on the real estate market and helping you through the process of purchasing the beach home of your dreams. Conclusion

Buying a home in Ocean City, MD, or anywhere else can be a stressful ordeal. In our opinion, one of the most stressful things about it is that you're spending your hard-earned money on this property... so you want everything to be right!

Purchasing a property at the beach can present a set of unique challenges for an unprepared Buyer. Whether it’s a second home, investment home, or a retirement home, you plan to purchase, chances are this won’t be your primary residence.

If you're a potential buyer and you follow these Top 10 Ocean city, MD Real Estate Tips for 2025 buyers and we're confident that you'll make a purchase that you're confident, happy, and most importantly, EXCITED about. Let's get into it!

1. Understand the Ocean City Real Estate Market

First things first, you want to make sure that you understand the beach real-estate market, and all the things that make it so different from the market near your home.

To help you understand what we mean, let’s consider this fact that here in Ocean City our Buyers don’t ever really ‘have’ to buy a beach home, they merely ‘want’ to. The same is true for our Sellers. They rarely hire us in a situation where they ‘have’ to sell. More often than not they’re simply ready to move on, for any variety of reasons.

This creates a very different type of real estate market than those around primary-home markets. And with our different market, come lots of different conditions and nuances that buyers need to be able to strategically navigate.

Partnering with a great LOCAL Realtor is the absolute best way to ensure you have the resources to know about, understand, and properly navigate all the conditions that make the beach-market unique.

Next, you'll want to make sure that you establish a realistic price range that isn't going to stretch you too thin. We'll mention this a bit later on, but this is a beach home. Even if you're purchasing it with the intention of it becoming a vacation rental, it still shouldn't cause you unnecessary levels of stress.

You should always keep in mind that the listing price of a home isn’t the only cost of ownership. These additional costs can either make your purchase a great one, or they can sink you.

Make sure you’re considering property taxes, insurance, HOA fees, maintenance, and electric, just to name the big ones.

At the end of the day, we’re big advocates for under-spending. The entire point of a beach-home is to have a place to relax, unwind and enjoy. There’s nothing enjoyable about purchasing a property that has you counting every dollar and cent. This is why we always tell people to make sure their budget doesn't stretch them too thin, and to always be reasonable!

3. Consider WHY You Want A Beach House

Another important thing to consider if you're purchasing real estate in Ocean City, MD or the surrounding areas is WHY you want to buy. While this may seem like an easy question to answer, most buyers don’t relay to their Realtor anything beyond surface depth.

Telling me that you’re buying in Ocean City "Because I've always wanted a beach condo" isn't a ‘complete’ enough reason for your purchase. I’m going to want to dig a little bit deeper than that. And I’ll start by having you ask yourself some of these questions:

Will you spend time at your beach place? How much time exactly?

What do you typically do when you come to the beach? Do you golf, fish, walk, or read? Do you want to be near anyone, or anything? Do you want to stay away from anyone, or anything?

Is this property an investment? Are you going to rent your beach home?

Are you coming here to retire? Or is this just going to be a summer vacation home?

Answering these questions will help you understand not only why you want to buy, but it will help you narrow down exactly WHERE you want to buy as well... which is the next tip on our list.

4. Consider WHERE You Want To Own

Here in OCMD and the surrounding areas, there are so many different types of real estate that you can purchase. There's waterfront property, which can mean Oceanfront or Bayfront. There's Ocean Block properties, bayside "non-water" properties. There's single family homes in Ocean Pines and Glen Riddle, and waterfront properties in Delaware.

Believe us, if that list seems long, we didn't even scratch the surface. Talk to your local Realtor and explain to them what you like to do while you're at the beach so they can ensure they're looking in the right area for you.

5. Identify Your Future Plans

While it may seem like this tip can go hand in hand with Tip #3 of considering WHY you want to buy, when we say "Identify Your Future Plans" we are speaking more along the lines of how long you want to own this beach property.

Is this meant to be a family home or condo that you'd like to stay in your family for generations? Or is this more of an investment? Do you want your ocean city property to attract buyers in the future? If so, what would the listing price need to be for you to feel good about your investment? Do you want to rent this property for a few years then move in when you retire?

All of these questions are important to ask yourself when you're purchasing property in Ocean City, MD. Purchasing a home is an expensive investment...you want to make sure that you have a plan. With that said, we know it's always true that life happens and plans often change... so we encourage you to ask yourself this question at least every few years along your property ownership journey.

6. Save For a Bigger Down Payment

While we don't want to go too deep into financial advice, as this is not our area of expertise, we can tell you that in many cases a bigger down payment is a good option to have when purchasing OCMD real estate.

Saving up for a 20% down payment (or more) makes your offer more attractive to sellers and can help you avoid private mortgage insurance. This will also more than likely lower your interest rate, which in turn lowers your monthly ownership expenses.

With that said, we always recommend to our clients that they speak to a CPA or a financial planner to ensure their financial situation is one that can sustain a beach home purchase. You should also speak to a trusted & LOCAL mortgage lender. Ask a LOCAL Realtor for a few recommendations!

7. Get Pre-Approved

A great first step to take before you begin looking for all the homes for sale in Ocean City is to get pre-approved. Once again, you'll want to speak to a great LOCAL mortgage lender to get this process started. Buying in Ocean City, MD can be different than primary home markets. ESPECIALLY if you're buying a Condo in an HOA.

A great local lender who understands the beach real estate market is a great asset to have when purchasing property in Ocean City.

Consider this: Most purchasers don’t understand that a lenders job is more than just approving you (the buyer) for the loan. They also need to make sure the property (condo or HOA) can qualify for lending. And that’s not an easy process.

Local lenders have underwriting teams and condo-approval departments that know these local HOA’s and Condos. They’re familiar with them, and they know how to get them approved. Without these back-office team members working day-in and day-out on these types of loans, there’s a good chance your loan might not close. And we hate it when that happens!

8. Work with a Local Realtor

9. Attend Open Houses and Property Tours

After you've completed of these tips, it's finally time to schedule some showings with your Realtor, or at the very least attend a few open houses.

With that said we often see buyers make the mistake of wanting to see TOO many properties. "Why is this a mistake?”

The answer is simple. A great Realtor is going to make sure you keep your eye on the ball, and you don’t get overwhelmed or confused. Visiting too many properties means we haven’t properly defined your property ‘wants’ from your property ‘needs’.
After all, this is a small island town. If I REALLY know what you want, why you’re buying, and where you want to be, there simply won’t be that many options to look at.

Looking at an excessive amount of properties is the result of not taking the time to ask the right questions and focus on the BEST options for you.

Make sure you talk with your Realtor about what you really want, what you need, and why…. so that we can focus on the best properties for you. Believe us, it will be worth it in the end!

Buying or Selling real estate is always a big decision. Often times, this will account for hundreds of thousands, if not millions of your hard-earned dollars. That’s why you want to hire a Realtor that has plenty of expertise, experience, and most of all, one that is trustworthy.

Last, but CERTAINLY not least, go read your potential Real Estate Agent's google reviews! Quite literally ANYONE can leave a review on someone's google business profile. If the real estate agent you are considering has a number of 4 & 5 star reviews, chances are, they've done a pretty good job helping people just like you find their slice of beach paradise!

Local Market Expertise

Without a doubt one of the most important things about choosing a real estate agent when purchasing a home in Ocean City, MD is making sure they have plenty of knowledge about our market. As previously mentioned, our market is unique. Outside factors affecting other markets may not affect our market at all... or, it may have a bigger impact than a primary home market. Needless to say, having a realtor who understands our real estate market and how to navigate it is absolutely crucial.

You also want to make sure that the real estate agent you're considering to help you find your Ocean City, MD beach home or condo has plenty of experience. Or, at the very least, has a support group around them that does. You don't want to hire an agent who has no expertise and no willingness to go to bat for you. You want someone who has shown time and time again that they're willing to work hard for you and won't steer you in the wrong direction.

Another extremely important characteristic of a great real estate agent in Ocean City, MD is how well they understand the different areas and property types in OCMD. Do they understand what owning a beach home in Downtown, Midtown, and Uptown Ocean City is like? If you're buying a condo, do they have the skills to ensure you don't run into a $20,000 special assessment next year?

Interviewing Prospective Agents

As you may have heard in the past, going with your gut is almost always the right thing to do. Ocean City, MD is more than just a vacation destination. It's an area with a rich history and a bright future (in our humble opinion). If you're considering purchasing ANY type of property for ANY reason in Ocean City, MD, we feel it's important to know what our town is known for and what makes it so great! This way, you know about all of the fun things you can do here and don't miss out on any activities.

Without further ado, let's dive right in so we can show you what Ocean City, MD is known for! Hopefully along the way you see the true value of living here and how amazing it can truly be.

The Iconic Ocean City Boardwalk

First things first, let's talk about the Ocean City, MD boardwalk. Our boardwalk is one of the best and most vibrant on the east coast! According to the Ocean City Chamber of Commerce, The Ocean City, MD boardwalk took it's first form all the way back in 1902. After being destroyed and rebuilt in the 1960's, the boardwalk has stood strong and become a staple of our town.

The Ocean City boardwalk is almost 3 miles long with shops, stores, arcades, and restaurants at almost every corner! It's a truly great place for families to come and enjoy a stroll, get some good eats, play arcade games, the list goes on and on!

Most recently, the southern end of the Ocean City, Maryland boardwalk has been home to multiple hugely popular music festivals. This year OC hosted Oceans and Country Calling. Beautiful Beaches

Next up, we have our beautiful beaches. With over 10 miles of coastline, no matter where you are in Ocean City you aren't too far away from the beach! Enjoy a swim in the ocean, get a tan, or build sandcastles with the kids! Of course, all of these beach activities aren't unique to Ocean City, so what makes our beaches stand out?

The most attractive feature of our sandy beach in Ocean City, MD is how safe & clean they are. Our beach has about 90 lifeguard stands up and down the coast line meaning your never too far from a lifeguard. If you take a stroll on the beach at nighttime, you'll notice all of the tractors that sweep the entire length of the beach every single night! They'll pick up any stray trash that might have been accidentally left on the beach meaning it's nice and clean for everyone the next morning.

Next on our list of what Ocean City, MD is known for is our wide array of restaurants and dining options. We have just about every type of restaurant you can think of! From fine dining experiences to family restaurants, pubs, and crab houses, Ocean City has it all.

The White Marlin Open

Next up is the White Marlin Open. The WMO is a fishing tournament that takes place in August in Ocean City, MD and is the largest bill fishing tournament IN THE WORLD. Yep, you read that right! In the world! The White Marlin Open has been bringing celebrities, fishers, families, and groups of friends to Ocean City ever since 1974.

This is one of the best weeks of the summer- OC is lively with all of the visitors, and there's always something to do. You can watch the boats come out of the Inlet to go fish early in the morning and even watch fish weigh-ins at Harbour Island on 14th street! Not only that, countless restaurants and bars are having specials and events during White Marlin Open week. It's a great time to be in Ocean City, MD!

Golf Courses

Last, but certainly not least on our list of what Ocean City, MD is known for is our golf courses. While there aren't any golf courses directly in Ocean City, there are plenty of options within a reasonable drive.

A few of our favorite golf courses near Ocean City, MD include Lighthouse Sound, Eagles Landing, Glen Riddle, Rum Pointe, and River Run. The list doesn't end there, especially if we stepped into Delaware. So, we'll spare you some time and stick to those courses, all of which are within 20-30 minutes of Ocean City.

All of these courses are in fantastic condition and make for a great place to play on a golf trip, an impromptu round during your beach vacation, or anything in between.

Stepping Out of OC: Things to do Near Ocean City, MD

Are you someone who frequents Ocean City, MD? Have you recently been considering purchasing a beach house of your own? What is it really like to live in Ocean City (or the surrounding areas)? Are there things to do near Ocean City, MD that are outside of the normal you're accustomed to?

If you've been a long-time annual visitor of Ocean City for a long time, and have considered purchasing property here, chances are you've asked yourself one of these questions before! You also probably find yourself doing the same thing over and over again when you visit. Breakfast, beach, dinner, activity with family and friends, sleep, repeat.

While we love going t, going to the beach and out for dinner & drinks at Seacrets & Fagers, then playing mini-golf or grabbing ice cream to finish off our day- sometimes we need a change of pace!

Today, we're going to step outside of Ocean City and show you some of our favorite activities that are a bit outside of normal activities for an OCMD vacation! There is so much more to do around the OC area than people realize!

1. Explore Assateague Island National Seashore

Just a short drive from Ocean City, Assateague Island offers a bit of a different experience than Ocean City, MD. Here you can enjoy the beach, a bike ride or a nature hike, and even see some wild horses!

The beaches at Assateague are a great chance to enjoy a quiet and relaxing beach day. You can also enjoy a guided tour of the Island, and the kiddos can even take a class to become a certified Junior park ranger! Pretty cool!

 Now, if you're really looking for a tip from Locals you might be asking "What's your favorite thing to do at Assateague?" Well, our favorite thing to do at Assateague is to have a small cookout with our family and friends on the beach in the evening! If you purchase an OSV pass, you can even drive your vehicle on the beach. Cap off the night with a few refreshments and a bonfire on the beach!

2. Visit Berlin, MD: A Charming Small Town

About a 10–15-minute drive from Downtown Ocean City lies Berlin, MD. Berlin is a small & quaint town known for its history, shopping, restaurants, and so much more. In fact, the movie Runaway Bride featuring Julia Roberts and Richard Gere was filmed right in berlin at the Atlantic Hotel!

Our favorite thing about Berlin is the amount of super fun events they host over the summer, and their holiday celebrations. For example, just last week they had their Christmas Parade! Berlin does a great Job celebrating bigger holidays such as July 4th, Halloween, Christmas, Hanukkah, and New Years Eve. View the full list of Town of Berlin Events here!

Fun Fact: Berlin was voted "America's Coolest Small Town" in 2014! It's a great place to stop by if you need a little bit of a change of pace from your normal OC day! Put on some nicer clothes, do some shopping at local Mom & Pop shops, have a nice lunch, and enjoy all that downtown Berlin has to offer!

Locals Tip: Don't miss out on Berlin's farmers markets every Sunday from May through September!

3. West Ocean City: Shopping & Dining

Last, but certainly not least, we'll bring you along to West Ocean City. Located directly across the Rt. 50 bridge, West Ocean City is a convenient place to grab a bite to eat or even go on an impromptu shopping spree!

One of our favorite things about West Ocean City is the food. If you know our team, you know it runs on all of the good eats we have here at the beach. In particular, you can find some GREAT seafood in West O. Check out Sunset Grille, or the home of the Orange Crush, Harborside Bar & Grille! Yes, that's right, we said the home of the Orange Crush- it was invented right here in West Ocean City! Moving on, we love the food at Shotti’s Point at Lunas, Pancho and Lefty's, breakfast at Bad Monkey... the list goes on and on!

Before we took our usual detour where we go on and on about all of the great restaurants here, we said West O was a great place to go on a shopping spree. The Tanger outlets in West Ocean City have just about any type of storefront you can think of. Need some makeup, a pair of new tennis shoes, or some golf shirts at a great price? There's an Ulta and an Under Armour outlet here! We could go on and on about all of the different stores here, but to us, any shopping center where you can find a Coach, Polo Ralph Lauren, Old Navy, Bath and Body Works, or a Sunglass Hut, is worth visiting.

What are you waiting for? Step out of OC!

We LOVE Ocean City, MD, but we know that if you're considering a purchase here- it's nice to know that there are things to do outside of OC for a bit of a change of pace! Being able to step out of the "hustle and bustle" of OC for a day or even a few short hours is one of the many luxuries we enjoy.

Ocean City, MD Music Festivals: Are They Good For Ocean City?

If you haven’t heard the news already, the town of Ocean City, MD recently announced it will be having ANOTHER music festival in OC this summer! The most recently announced festival is called Boardwalk Rock, which will have some amazing artists such as Def Leppard, Motley Crue, Alice Cooper, Nickelback, and Shinedown! If you’re like us, when you saw the lineup for this festival you immediately knew it was going to be a hit.

If you’re an Ocean City, MD local, or you’re considering purchasing a beach home in OC and you’re wondering what these events mean for the town of OC, you’ve come to the right place.

Today, we’ll take a dive into what all of these music festivals mean for Ocean City. Are they a good thing or a bad thing for the town? Are they simply a nuisance because of the traffic? What affect do these events have on OC? Stick around to find out!

When was the first Music Festival in Ocean City, MD?

A few years ago in 2022, the town of Ocean City, MD announced that it would be having the first music festival ever hosted in Ocean City, MD, Oceans Calling. Unfortunately, because of the weather, the music festival had to be cancelled. Shortly thereafter, Oceans Calling was scheduled to make its debut in 2023.

How many music festivals take place in Ocean City, MD?

The town of OC has continued adding one concert every year ever since Oceans Calling in 2023. After it’s success, the event organizers continued Oceans Calling and added Country Calling for the first weekend of October in 2024. Assuming that both Oceans and Country Calling come back in 2025, which we are fairly confident in given their success, there will be 3 music festivals in Ocean City during the year of 2025!

How do these festivals impact Ocean City, MD?

So far, these music festivals have been a BIG hit. While we do hear rumblings of some Ocean City, MD locals saying that there is a bunch of traffic created from the event, that’s the most negative thing we’ve heard… if the worst thing we can come up with is traffic, then the event is without a doubt great for the town of OC.

Oceans and Country Calling bring a HUGE influx of people into Ocean City. You probably already see where we’re going with this, but that means restaurants and other local businesses get a few more busy weeks towards the end of the season. We’ve heard from many business owners, particularly those on the southern end of the boardwalk that they have had RECORD days during these music festivals. If Boardwalk Rock is half as successful as Oceans and Country Calling, it will bring a large influx of tourists into town, meaning another busy week for OC business owners.

Not only do these music festivals help out businesses directly by bringing revenue outside of the normal busy summer season, but they also bring people who may not have previously known about Ocean City, MD to our town! For two years in a row, there was someone from EVERY STATE in the U.S. who visited OC for Oceans Calling. Needless to say, this is without a doubt a great thing for Ocean City. It’s bringing new people into town, meaning there’s a chance they come back for a summer vacation!

Vacation rental companies, such as our friends at Central Reservations, will also see a boost in revenue for these weekends that they may not have seen otherwise. If the people who are in town for Boardwalk Rock, Oceans Calling, or Country Calling absolutely love Ocean City, there’s a chance they’ll come back for more in the summertime!

Does music festivals affect the Ocean City, MD real estate market?

While it would be hard to make a direct correlation between the music festivals and the real estate market in OCMD, we think that the festivals are without a doubt making a positive impact for a number of reasons. As we mentioned before, bringing new people into town is ALWAYS a good thing. There’s a chance that as a result of visiting OC they’ll come back for a vacation. If they come back for a vacation, maybe they’ll do 2 trips to Ocean City, MD the following year. You probably see where we’re going with this. With the sheer amount of people who come into town for these music festivals there’s bound to be at least a few that will end up purchasing property here in the future.

Additionally, if there are people who are considering investing in an Ocean City, MD vacation rental, they may be more inclined to do so because of these festivals! If someone is considering a vacation rental purchase, these festivals may push them over their break-even point.

Tying It All Together

At the end of the day, what does all of this mean? A potential for more buyers in the Ocean City, MD real estate market. What does more buyers in the market mean? Increased demand, and in turn, increased property value.

As we mentioned before, it’s difficult to draw a direct correlation between these extremely popular music festivals and OC property values, but we can make some inferences. At the end of the day, they bring more people to Ocean City, which is always a step in the right direction for every aspect of OC!
