Braemar Towers was built in 1973 and consists of two smaller mid-rise buildings rising 10 stories along the oceanfront in North Ocean City at 131st Street. The property includes 245 condominium units with elevator access and a wide variety of floor plans, including one-, two-, and three-bedroom layouts. Its mid-rise scale and overall layout create a different building dynamic than larger single-tower properties, while still offering the structure and organization of a professionally managed condominium community.

The building features a comprehensive amenity package that includes an outdoor pool, fitness center, pickleball courts, sauna, game room, and secure lobbies. There is on-site professional management as well as a ground-level rental office, though owners are not required to use the on-site rental services. Short-term rentals are permitted, and the property is commonly used as a mix of second homes and vacation rentals. Its location in the quieter end of North Ocean City places it just over half a mile from Northside Park and a little over a mile from the Maryland/Delaware line at Fenwick Island.

Grant’s Local Insight on Braemar Towers

Braemar Towers has always been one of my favorite buildings, and it’s also one where understanding the nuances really matters.

There are two towers, a north and a south building, and each has units on multiple sides. That means the experience can vary dramatically depending on where a unit is located. One condo might be filled with natural light and open views, while another, just across the hall, could feel darker and more enclosed, looking directly at a neighboring building.

Here’s the thing. This building has a dedicated following for a reason. The location sits on the oceanfront in North Ocean City. There’s plenty of parking, a private arcade, a great outdoor pool and deck and an association that’s proactive and engaged.

Braemar Towers was once nicknamed the “Legionnaires building” after being one of the first in Ocean City suspected to have an issue years ago. Today, it’s arguably one of the cleanest and most proactive buildings in town, which speaks volumes about how seriously the association takes maintenance and owner safety.

With most of the floorplans being identical 2-bedroom options, it’s important to know the minor nuances. The 04-stack loses about 200 square feet to the adjoining emergency stairwell exit. The 07-stack loses about the same to the immediately adjacent elevators, trash chute and electrical rooms. But the 13-and-14 stacks are always my favorite to show, even though they’re on the back of the building, because these two-bedroom (plus den) condos are some of the largest floorplans in the building (and we all know what everyone converts that den into!)

If you’re considering Braemar Towers, unit selection is everything. With the right guidance, it can be a fantastic long-term second home in one of the best parts of Ocean City.

Braemar Towers vs Nearby Condos

Sea Watch, Capri, 9400, and Quay all have similar features and attributes to Braemar Towers, while also being slightly different. Sea Watch is the obvious comparison because of scale and amenity depth, but Sea Watch leans heavier into that amenity rich vibe. Braemar offers a lot, but without having ‘everything’ Sea Watch offers. Capri and 9400 both offer the same ‘sideways’ building orientation that Braemar Towers does. The buildings run lengthwise East to West, with most condos being ocean-view ‘side’ units. They’re also similarly priced with very comparable amenity offerings (albeit the Quay clearly being the limited amenity option of the bunch). Braemar tends to win when someone wants strong amenities and North OC, but doesn’t necessarily want the Sea Watch hustle.
