Grant’s Local Insight on Golden Sands

Golden Sands is another building that’s been part of my life for as long as I can remember. My father, Mark Fritschle, was hired by developer Victor Frankil as the original sales manager and went on to sell roughly 80 percent of the new construction units. That legacy matters, and so does the building itself.

The Golden Sands Club was, for decades, the standard by which all oceanfront high-rises in Ocean City were judged. It’s a true oceanfront building where every residence offers a full oceanfront view, enhanced by wall-to-wall and floor-to-ceiling glass facing the water. That design decision alone set it apart then, and it still does today.

The building offers a wide variety of floorplans, which allows it to appeal to a broad range of buyers. From efficiency condos to end-unit three-bedroom condos, The Golden Sands offers them all. And one of its most iconic features is the 21st-floor club level. The glass-roof, atrium-style indoor pool, ballroom, fitness center, arcade, and billiards space created a resort-style experience long before that was common in Ocean City. When you’re in the building, swimming in the indoor pool on the 21st floor in the middle of a cold winter storm, staring at the sunset, you’ll appreciate this even more.

Fun Fact: The 3BR residences are the end-unit -01 and -18 stacks in the building, which are both ‘tucked back’ just slightly on the angled wings of the building design. Both the oceanfront and the bayfront bedroom have wall-to-wall and floor-to-ceiling windows, making you ‘feel’ like you’re attached to the water. The building also boasts a unique 1BR+Den floorplan (occupying the 03, 04, 15 & 16 stacks). While mostly utilized as a 2BR condo, owners and investors need to be aware that new fire-code requirements are going to limit the number of occupants.

Yes, the building is older than some newer oceanfront options, but it has aged exceptionally well due to superb management and oversight. It’s been maintained, improved, and cared for in a way that preserves its status as one of the premier oceanfront buildings at the beach.

Representing clients at Golden Sands is something I genuinely enjoy. There’s history here, character here, and a sense of legacy that you don’t find everywhere. It may no longer wear the crown alone, but it remains one of the very best oceanfront ownership experiences Ocean City has to offer.
