Grant’s Local Insight on Gateway Grand

Gateway Grand is deeply personal to me, due to my deep personal ties to this building. My involvement with this building started before ground was ever broken. Trammell Crow (the development team) hired my father and I to represent this building as the new construction listing agents. I was there through all 196-original new construction sales, and today Jon Barker and I are fortunate to handle most of the resales. That kind of continuity gives you a very different level of understanding, and this is a building where that understanding really shows its value (more than any other in Ocean City).

From a design and construction standpoint, Gateway Grand is unlike anything else at the beach. The exterior is Miami-Dade County hurricane compliant, wrapped in a unique Alucobond skin system. The building uses water-sourced HVAC systems, offers exceptional sound insulation, and features high-impact windows throughout. These aren’t buzzwords. They directly affect how the building lives, how quiet the residences feel, and how efficiently it operates.

The amenity package is simply unmatched. There’s no other way to say it. Gateway Grand wasn’t designed to compete with other Ocean City buildings. It was designed to redefine what oceanfront living could look like here.

Here’s something most people don’t realize. While Gateway Grand is the largest oceanfront building in Ocean City by cubic volume, it has less than half the number of units of many “smaller” high-rise buildings. That was intentional. The goal was to create a boutique feel within a world-class structure, and owners and guests will tell you that goal was largely accomplished.

After nearly two decades of intimate involvement, I’ve learned where the nuances really are. One stack simply ‘feels’ different than another. Which locations get the most of one feature, or the least of another. First-hand knowledge and feedback from hundreds of owners explaining how the efficiencies of the HVAC system matter, how much the sound insulation matters. Social dynamics within the building, including owner clubs and community culture, matter. These are things you don’t learn from a brochure, or a general ‘walkthrough’.

The construction standards, scale of amenities, lifestyle and building infrastructure put it in its own lane. It’s not just newer. It was engineered at a different level. Once someone understands that, the comparison shifts pretty quickly.
