Rainbow is a 13-story oceanfront condominium building at 11200 Coastal Highway in North Ocean City, built in 1984 and comprising 97 units. Its condo mix includes one-, two-, and three-bedroom floor plans, giving the building a broad range of unit types within a relatively limited amenity package. Shared features include elevator access, assigned parking, an outdoor pool, and a kiddie pool, with on-site professional management handling day-to-day operations.
The building is commonly considered by second-home buyers, part-time owners, and buyers who prioritize ocean views and direct waterfront positioning, and it also allows short-term rentals. Market activity tends to be low because turnover is low, with owners often holding units longer than in more traditional high-rise buildings. First-floor units have direct access to the pool deck rather than private balconies, creating a different layout experience within the overall building.

Interior layouts, square footage, and finishes vary by unit, floor level, and ownership.
Rainbow is one of the newest high-rise buildings in high-rise row. It’s one of those buildings that almost hides in plain sight, and that’s part of what makes it special.
With fewer than 100 units, it doesn’t feel like a high-rise, and that doesn’t change once you own there. It feels more contained, more personal, and more residential than its size might suggest.
Units here rarely come up for sale, largely because owners love it. The building isn’t talked about much, and honestly, that’s a good thing.
The design is staggered, similar to the south half of Sea Watch’s V-shape, which means every unit gets a view, but it’s especially important to understand the layouts and view-orientations in this building. There are 1BR, 2BR, and 3BR options on each floor (with the exception of the 11th floor, which is all 2-story 2- and 3-bedroom penthouse units). There are two direct oceanfront condos on each floor (the -01 and -02 stack). The -01’s are 3-Bedroom condos, and the -02’s are very large (1450sqft) 2-Bedroom condos. Then, staggered behind those condos are the -03 through -09 stacks. While each of these condos takes advantage of ocean views via the building’s staggered design, the orientation of these condos is important to understand. They are not built facing east-to-west. They’re built facing north-to-south. This is neither good nor bad, but it’s something I’ve found is important to always explain to clients before I show them condos in this building. Otherwise, people tend to get caught off guard.
Beyond that, this is a great building, where even the outdoor pool is elevated enough to capture ocean views…which is a small detail that makes a big difference in daily enjoyment.
Rainbow is one of those buildings that doesn’t need attention to thrive. It quietly does everything right and I absolutely love showing clients the nuances of this buildings design.
Rainbow is typically best suited for:
Some of the most common mistakes buyers make when evaluating Rainbow include:
Rainbow permits short-term rentals and is generally considered to have strong rental potential. Its oceanfront location in North Ocean City, combined with the kinds of units that appeal to second-home buyers and part-time owners, makes it a building that can support both personal use and seasonal rental activity.
Rental use at Rainbow is supported by its direct oceanfront setting, essential on-site amenities, and high building recognition, but rental results can vary by unit, season, and positioning. Rainbow does not have the same name recognition as some nearby buildings, and early owners often benefit from building renter familiarity and reviews over time while evaluating seasonal demand and operating assumptions carefully.
Homeowner association fees at Rainbow vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
Rainbow tends to have low market activity, largely because turnover within the building is limited. Its oceanfront location in North Ocean City, high-rise format, and strong recognition contribute to steady interest from buyers who are focused on water views, second-home use, and short-term rental flexibility rather than frequent resale movement.
Within the building, buyers typically weigh factors such as unit type, layout, floor level, and view orientation when comparing condos. The variety of one-, two-, and three-bedroom floor plans can create meaningful differences in how units are evaluated, and buyers often look closely at how a particular unit fits their intended use, whether for personal occupancy, part-time use, or rental activity.
Rainbow is conveniently located near many popular North Ocean City destinations, including:
Rainbow lives in the same high-rise row conversation as Irene and English Towers, but it feels a bit more boutique (because it is). Fountainhead Towers brings that dual-balcony feature into play again, while offering similar price points. Marigot Beach competes more on direct oceanfront presence. Rainbow’s staggered design makes most people want to compare it to Sea Watch or Pyramid, but I disagree; ignoring that one design concept that these buildings share, the differences are pretty substantial. Buyers who appreciate the Rainbow don’t need the largest building in the lineup and appreciate a smaller building environment.
