Built in 2008, it includes 80 units with three- and four-bedroom floor plans and is configured as both a 7-story oceanfront building and an 11-story rear oceanblock building, giving the property a mix of direct waterfront and nearby water-oriented positioning.
The building includes elevator access, under-building parking, and a moderate amenity package that includes a heated outdoor pool, fitness center, and party room, with professional off-site management. The Meridian is a condominium property at 6 60th Street in Mid-Town Ocean City made up of two connected components: a 7-story oceanfront building and a separate 11-story oceanblock building. Built in 2008, the property contains 80 units and centers on larger three- and four-bedroom layouts, which gives it a more limited but clearly defined unit mix. Elevator access is available, and the building is professionally managed off-site by a respected local management company.
The building is structured in a way that supports a mix of second-home ownership, part-time personal use, and short-term rental activity. Amenities include a heated outdoor pool, fitness center, party room, and under-building parking that is not assigned. Its location near the Route 90 bridge makes access in and out of Ocean City relatively convenient, and its mid-town position places it roughly equidistant to many parts of Ocean City while still being close to the beach and nearby destinations such as the 64th Street Boat Ramp, Fager’s Island, and Dead Freddies Island Grill.

Interior layouts, square footage, and finishes vary by unit, floor level, and ownership.
The Meridian is one of the more architecturally intentional developments in Ocean City, and if you don’t understand the orientation of the buildings, you’re only seeing half the story.
Built in 2008, The Meridian is split into two separate buildings: an oceanfront structure and a rear oceanblock structure, totaling 80 residences between them. But they live very differently.
Let’s start with the oceanfront building.
It rises seven stories and contains 42 condos, with six residences per floor. Four of those stacks, 01 through 04, are direct oceanfront. The remaining two stacks, 05 and 06, are technically side units. On paper, that sounds like a compromise. In reality, it isn’t.
The building was intentionally angled in a way that allows those 05 and 06 stacks to capture surprisingly strong, almost-oceanfront views. The design matters here. A lot. Without understanding the angle of exposure and sightlines, buyers can easily underestimate those units.
The first-floor oceanfront residences are also uniquely positioned. They offer direct walk-out access from their balconies straight to the beach, which gives them a completely different lifestyle compared to upper floors.
The 01 stacks are substantial end units with generous square footage and commanding views. And the 06 stacks, while not oceanfront, have one of the more thoughtful layouts in the building, including two separate balconies, which adds flexibility and outdoor living space that buyers appreciate more once they see it in person.
Now, the rear building.
The oceanblock building rises 11 stories and contains units 43 through 80, with four residences per floor. This is also where you’ll find the association’s outdoor pool and gym.
As you move up the building, something interesting happens. By the time you reach the upper floors, you’re above most of what surrounds you. That elevation opens up some truly impressive views across Ocean City.
In particular, the 04 stack on the higher floors stands out. With extra balcony space and sweeping views of the ocean, bay, and downtown skyline, those units compete at a level people don’t always expect from a non-oceanfront position. In fact, from a view standpoint, they’re only really rivaled by the 01 stack residences at Gateway Grand.
The Meridian is a building where layout and orientation are everything. It’s not enough to say “oceanfront” or “oceanblock.” You have to understand stack positioning, elevation, and how each residence actually lives.
That’s the difference between just buying a unit in The Meridian and buying the right unit in The Meridian. And that’s exactly the kind of detail I enjoy helping clients sort through.
The Meridian is typically best suited for:
Some of the most common mistakes buyers make when evaluating The Meridian include:
The Meridian is a rental-friendly building where short-term rentals are permitted, making it a property that can accommodate both personal use and vacation rental activity. Rental potential is identified as strong, though seasonal variability should still be expected and rental income should not be assumed to be consistent across all units.
Its Mid-Town Ocean City location, mix of oceanfront and rear oceanblock positioning, and moderate amenity package help support rental use, particularly for buyers seeking space, water views, and on-site amenities. At the same time, this is a building where rental income may function more as a supplemental benefit than as the primary basis for ownership, so buyers should evaluate unit-specific view, use patterns, expenses, and rental expectations carefully.
Homeowner association fees at The Meridian vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
The Meridian tends to see a high level of market activity, supported by steady interest from second-home buyers, part-time owners, and buyers focused on water views and amenities. Its Mid-Town Ocean City location, mid-rise structure, and moderate name recognition all contribute to buyer familiarity, while the combination of oceanfront and rear oceanblock placement broadens the range of units and view orientations within the building.
Within The Meridian, pricing differences are commonly shaped by factors such as view orientation, whether a unit is in the oceanfront or rear building, floor level, layout, and overall condition. Buyers typically evaluate units here by weighing the tradeoff between space, view, amenity access, and intended use, rather than assuming all units in the building offer the same experience or market position.
The Meridian is conveniently located near many popular Mid-Town Ocean City destinations, including:
The Meridian usually gets compared to Gateway Grand first, mostly because of newer construction, mid-town location, floorplan offerings, and scale. Gateway sits in a different luxury tier and oceanfront presence category. Adagio enters when buyers are weighing newer midtown construction, proximity to Route 90, and affordability. Belmont Towers comes up when someone shifts to Boardwalk energy. Golden Sands competes more on high-rise oceanfront recognition, while possibly being more affordable. Meridian really separates itself when you start looking at stack orientation and view lines in both buildings. It rewards buyers who pay attention to positioning.
