South Beach Boardwalk is another building that’s deeply personal to me. My father and I were the original listing agents when it was first developed, working directly with the Esham family to sell all 36 of the new construction residences.
If you don’t prefer the scale of a building like Gateway Grand, South Beach Boardwalk may very well be the best oceanfront building in Ocean City. The northern end of the Boardwalk brings noticeably quieter moments, which makes a big difference in day-to-day enjoyment.
The building itself is exceptional. It features a glass-ceiling, atrium-style indoor pool, an oceanfront outdoor pool, a fitness center, private lobby, storage lockers, commercial shops on the boardwalk, and ample gated parking. Everything about it was designed to feel upscale without being overwhelming.
The design of the building makes it hard to pick a favorite floorplan or location. All the oceanfront 2nd floor residences benefit from a one-of-a-kind oversized oceanfront terrace that expands over the rooftop of the ground-floor commercial units. There are four highly unique oceanfront Penthouses spread between the 6th and 7th floors that will leave you speechless. The oceanfront -01 stack is an impressive 4-bedroom end-unit residence that also features a large ‘bayside’ private terrace. And the -09 stack is a massive 4-Bedroom residence located on the west-end of the building, offering wrap around balconies and views that go for miles and miles.
We liked it so much that our family owned here for years, which says more than any marketing ever could. This is a building where the combination of design, location, and lifestyle really comes together.

Oceans Mist is right next door to South Beach Boardwalk and offers larger 3-bedroom floorplans, but without the same amenity depth. Meridian and Gateway Grand enter the conversation when buyers start thinking about newer construction and midtown positioning instead of Boardwalk energy.
