Grant’s Local Insight on Belmont Towers

You can’t talk about Belmont Towers without talking about Bo Ruggerio. He was an icon in Ocean City, and the building he developed with the Rothermel family reflects that legacy.

My father and I were lucky enough to be part of the new construction team, hired by the developers to sell the building, providing support to our team-member Kevin Decker. Kevin has since become one of the most trusted names in the business. So, if you’re not going to work with me, or my team (and we want you to), Kevin should be the guy.

Belmont Towers is a downtown Ocean City landmark, siting right in the heart of our world-famous Boardwalk. Offering both condo and townhome options, with a variety of views, and in a variety of floorplans, Belmont Towers is the best-of-the-best when it comes to oceanfront properties that far south. There are so many great floorplans and views in this building that it’s hard to pick just one favorite. The 01-stack is an oceanfront south-end-corner unit that offers an oversized oceanfront balcony where you can see everything from the ocean, to the pier, the inlet, Assateague Island, and more. The south-side 904 and 905 are breathtaking side units that still manage to provide ‘nearly’ oceanfront views, while offering one-of-a-kind viewpoints of the OC inlet, bay, and nearby Assateague. And all the oceanfront units on the 2nd floor feature massively oversized oceanfront terraces approaching almost 600 sq feet! Simply put, there aren’t really any ‘bad’ floorplans in this building.

Fun fact: If you’re someone who enjoys the Oceans Calling or Country Calling concerts, there are very few places that offer better seats in the house. Same can be said for the Ocean City Air Show or the Fourth Of July Fireworks. This building is front-and-center for it all.

These features, along with its ocean views and pool deck views of Assateague Island, make it attractive as both a second home and an investment property.

When it comes to those looking for investment income, Belmont Towers is consistently at the top of my rankings. If that’s what you want, Belmont Towers delivers it better than almost anywhere else.

Belmont Towers vs Nearby Condos

Belmont Towers and South Beach Boardwalk are constantly cross-shopped, and that’s a fair comparison. Both were built at the same time. Both are strong Boardwalk buildings. South Beach feels a little more upscale and slightly more polished. Belmont feels more front row to everything. Gateway Grand gets mentioned when buyers start thinking luxury tier, but that’s a totally different midtown experience. Yes Gateway Grand and Belmont are both ‘new’ and both oceanfront buildings with amenities, but they offer very different lifestyles. Meridian falls somewhere in-between. It’s very comparable to Belmont Towers, without being on the boardwalk. Rivendell enters the conversation when someone says they don’t want rentals at all, and might consider bayfront. Belmont is usually for buyers who want to be in the middle of the action and are comfortable with that energy.
