Grant’s Local Insight on Rivendell

Rivendell is one of the most nuanced buildings in Ocean City, and it’s also one I know exceptionally well. Our team was hired by the Buccini Polin Group to sell the original new construction units here, so I’ve been involved with this building since the very beginning.

First, something that surprises a lot of buyers. Rivendell does not allow rentals of any kind. The association voted to amend the bylaws, and it is strictly an owner-occupied and second-home building. If rental income is part of your plan, this is not the right fit. If lifestyle, privacy, and long-term enjoyment are the priority, it very well might be.

This is a true “watch the bay” building, but how you experience that varies dramatically by unit. There are nearly 40 semi-unique floorplans throughout the building. Each floor typically has 13 to 14 units, and those layouts repeat with subtle changes. Add in two separate elevator stacks, four different access corridors, a mix of indoor and outdoor entry, and varying sun and wind exposure, and you quickly realize this is not a building you buy casually.

Here’s where local knowledge really comes into play. Two units can be on the same floor and feel completely different depending on orientation, height, and access. I’ve walked buyers through Rivendell many times, and those nuances are almost always what determines whether someone loves a unit or passes.

I can’t really name a favorite stack in this building. The 06-stack, while on the highway side of the building, has impressive ocean and city-skyline views. The 13-stack, while not direct bayfront, has tremendous ocean, bay and downtown city skyline views. The 01-stack, while a longer walk from the elevator lobby, makes you feel like you on your own private bayfront peninsula (with wrap around views).

There’s also history here. Rivendell was built on the site of the original Hobbit Restaurant, which is why the current Hobbit is located on the ground floor today. It’s a detail longtime locals appreciate and one that gives the building a real sense of place.

Rivendell rewards buyers who take the time to understand it. When the right unit meets the right buyer, it’s a very special place to own.

Rivendell vs Nearby Condos

Rivendell gets mentioned alongside The Meridian and Gateway Grand a lot, but they live very differently. Gateway Grand is full luxury oceanfront with a deep amenity package and an entirely different scale. Rivendell is bayfront, quieter, more residential, and remember, no rentals at all. That alone changes the vibe. Meridian is new-construction and polished with fewer amenities. It allows rentals and has a different ownership mix. Then there’s 1111 Edgewater, which is much smaller and more intimate on the bay, but an equally luxurious bayfront option for that buyer ‘type’. If someone wants refined bayfront living without transient energy, Rivendell usually rises to the top pretty quickly.
