St. Regis is a mid-rise oceanfront condominium building located at 4 92nd Street in Ocean City, Maryland. Built in 1982, this 5-story property contains just 4 units, with a limited floor plan mix centered on 3-bedroom residences, giving it a small-scale, residential character in Mid-Town Ocean City.
The building includes practical shared features such as under-building parking, a secure elevator, and a landscaped dune garden. St. Regis is a 5-story mid-rise condominium building at 4 92nd Street in Mid-Town Ocean City, with direct oceanfront positioning and a very limited number of residences. Built in 1982, the building contains only 4 units and offers a narrow floor plan mix centered on 3-bedroom layouts. That small scale contributes to a quieter, more residential setup, and turnover tends to be limited because there are so few opportunities within the building.
Shared features include under-building parking, secure elevator access, and a landscaped dune garden, along with off-site professional management by a well-regarded local management company. The building is generally suited to primary-residence buyers, second-home buyers, and those who prioritize water views or hosting guests, while buyers considering rental use should review association rules carefully since short-term rental permission is currently unknown.

Interior layouts, square footage, and finishes vary by unit, floor level, and ownership.
St. Regis is one of those buildings that, once you understand the lot, you understand the magic.
It’s a four-unit oceanfront boutique building on 92nd Street. On paper, that sounds similar to several other high-end boutique properties in Ocean City. One large three-bedroom residence per floor. Private and secure elevator foyer on each level. Intimate ownership structure. All of that is true.
But here’s where St. Regis separates itself.
Most boutique oceanfront buildings in Ocean City sit on lots that run east-to-west. The narrow side of the parcel faces the ocean, and the longer side runs back toward the street. That orientation limits how much true ocean frontage each residence can capture.
St. Regis is the opposite.
This building sits on an extremely rare parcel where the longest side of the lot runs along the oceanfront, and the narrow portion is along the side street. That single detail changes everything about how the condos live.
Because of that orientation, all three bedrooms and the living room are direct oceanfront. Every bedroom has sliding doors facing the Atlantic. Every bedroom has access to the oceanfront balcony. And of course, the living room does as well. You’re not choosing between “primary suite with a view” and “secondary rooms facing sideways.” Everything faces the water.
That kind of layout is almost unheard of in Ocean City boutique construction. And once you stand inside one, it’s obvious why the building carries the reputation it does.
There are a lot of beautiful boutique buildings in Ocean City. Some are larger. Some are newer. Some have more bells and whistles. But when you look strictly at orientation, livability, and the way the ocean becomes part of every room, it’s hard to argue that St. Regis isn’t at or near the top of that list.
This is a building where understanding the parcel, not just the floorplan, makes all the difference. And that’s exactly the kind of nuance I enjoy walking clients through when something this unique becomes available.
Fun Fact: If you’re interested in owning here, it may be more difficult than you expect. One owner has quietly acquired three of the four residences in the building over time, which makes opportunities extremely rare.
St. Regis is typically best suited for:
Some of the most common mistakes buyers make when evaluating St. Regis include:
It is currently unknown if rentals are permitted at St. Regis. Buyers should exercise due diligence in reviewing the Association's rules and regulations if they are purchasing for rental investment purposes.
Homeowner association fees at St. Regis vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
St. Regis tends to have low market activity, largely because it is a small mid-rise oceanfront building with only 4 units and limited turnover. Buyer interest is typically tied to its direct oceanfront location in Mid-Town Ocean City, along with its appeal to primary-residence buyers, second-home buyers, and those prioritizing water views in a quieter residential setting, while its overall name recognition remains low.
Within the building, pricing differences are typically shaped by the specific unit itself, since buyers should not assume all interiors are identical. With a limited floor plan mix and a small number of residences, buyers generally evaluate opportunities based on the individual unit’s interior condition, layout, and oceanfront positioning rather than expecting broad variation across many unit types.
St. Regis is conveniently located near many popular Mid-Town Ocean City destinations, including:
St. Regis lives in that same boutique oceanfront conversation as Beach House Oceanfront and Summers Dawn, but the lot orientation changes everything, placing it in a league of its own. Wild Dunes and Acropolis bring rooftop features and different floor configurations into play. St. Regis stands out because every bedroom faces the ocean. That’s rare. Once buyers understand that detail, the comparison quickly shifts.
