Beach House Oceanfront is a mid-rise oceanfront condominium building located at 14200 Wight Street in North Ocean City, Maryland. Built in 2005, the five-story property contains four units and offers a limited floor plan mix centered on three-bedroom residences, giving it a small-scale, residential character.
The building includes elevator access, private parking, and a rooftop terrace as part of its amenity offering. Its direct oceanfront setting and low unit count make it a fit for buyers seeking a primary residence, a second home, or a quieter residential setting with water views, and resales have been limited as owners tend to hold onto their units.

Beach House Oceanfront is a five-story mid-rise condominium building at 14200 Wight Street in North Ocean City. Built in 2005, it is a newer property than many buildings in the surrounding area and contains just four units, giving it a very small-scale footprint. The floor plan mix is limited, with three-bedroom residences only, and the building is professionally managed off-site. Elevator access is available, and parking includes private, under-the-building spaces with two spaces assigned per unit.
The building’s oceanfront setting shapes much of its overall character, with direct water views and a quieter residential location on 142nd Street, less than half a mile from Fenwick Island and about 9.5 miles from the Inlet and Boardwalk. Amenities are limited but include a rooftop terrace and private parking, with the rooftop space standing out as an uncommon feature in Ocean City. Beach House Oceanfront tends to appeal to second-home buyers, primary-residence buyers, and view-oriented buyers, and resale activity has remained low because the building has a very small unit count and owners have generally held onto their units.

Amenities include:
Beach House Oceanfront has a more streamlined selection of floor plans focused on a specific unit style.
Common unit types include:
Interior layouts, square footage, and finishes vary by unit, floor level, and ownership.
Beach House Oceanfront is a boutique four-unit oceanfront building on 142nd Street, and it shares some very appealing traits with Summers Dawn.
Each 3-bedroom residence occupies an entire floor, which immediately changes the ownership experience. There are no adjoining neighbors, and privacy is built into the design.
One of my favorite features here is the private and secure elevator lobby on each floor. The elevator opens into a small, private room that remains secure, rather than opening directly into the living area. That might sound like a small thing, but it makes a big difference in comfort and security. Some boutique buildings skip this detail, and once you’ve experienced both, the value is obvious.
Beach House Oceanfront is ideal for buyers who want privacy, oceanfront living, and a true residential feel without the scale of a larger building.
Pro Tip: While I’m partial to North Ocean City, Beach House Oceanfront and Summers Dawn are two of my favorite boutique 4-unit buildings. Great designs, great locations, and well-built.
Beach House Oceanfront is typically best suited for:
Some of the most common mistakes buyers make when evaluating Beach House Oceanfront include:
Rental potential would be great for the privacy and direct oceanfront setting, with renters being willing to trade a pool and "closer to midtown or downtown" location for the expected solitude that would come from this building. However, it is currently unkown if the building allows rentals and buyers interested in rental investment income should practice full due diligence prior to purchasing in Beach House Oceanfront.
Homeowner association fees at Beach House Oceanfront vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
Beach House Oceanfront tends to have low market activity, driven in part by its very small scale as a four-unit mid-rise oceanfront building in North Ocean City. Buyer interest is typically shaped by its direct oceanfront location, limited unit count, and appeal to primary-residence buyers, second-home buyers, and view-oriented buyers, while its overall name recognition remains low. Resale turnover is limited, and owners have generally held onto their units.
Within a building like this, buyers are likely to focus on factors such as oceanfront setting, water views, interior condition, and any differences between units, since assumptions about identical interiors may not hold. With a limited floor plan mix centered on three-bedroom residences and a focused amenity package, evaluation tends to come down to the specific characteristics of an individual unit rather than a wide range of layout options or amenity variations within the building.
Beach House Oceanfront is conveniently located near many popular North Ocean City destinations, including:
Summers Dawn, L’Image, Wild Dunes, Carly E… All these boutique buildings share more similarities than differences. Beach House Oceanfront naturally gets mentioned with Summers Dawn and L’Image because they’re all in North OC. Wild Dunes is simply a nearly identical option with a mid-town location (and a rooftop pool). Carly E competes more on luxury finishes and indoor amenities. Beach House tends to stand out for its secure private elevator lobbies and overall simplicity. It feels private without being complicated. For buyers who want boutique oceanfront without extra layers, it’s a very clean option.
