Summers Dawn is a 5-story mid-rise condominium building completed in 2006 and located on Wight Street in North Ocean City. With just 4 total units, it operates on a much smaller scale than many condominium buildings in the area and offers a limited amenity package that includes elevator access and under building private parking. The building’s unit mix is limited to 3-bedroom residences, which gives it a straightforward layout profile and a more uniform ownership structure.
The building is professionally and locally managed by one of the area’s most trusted management companies, and its direct oceanfront position places it in the quieter northern section of Ocean City, about a half-mile from Fenwick Island. Summers Dawn is generally positioned for second-home buyers, location-driven buyers, and those seeking low-maintenance ownership, while also appealing to buyers prioritizing oceanfront or water views in a quieter residential setting where the beaches almost feel private.

Amenities include:
Summers Dawn offers a more streamlined selection of floor plans focused on a specific unit style.
Common unit types include:
Interior layouts, square footage, and finishes vary by unit, floor level, and ownership.
Summers Dawn is another building with deep personal history for me. I was the original listing agent and worked closely with Eric Newquist of Pleasants Construction to sell all the original units.
This is a very unique building. Each residence is a private 3-bedroom condo that occupies an entire floor, and all owners share a rooftop deck, which creates both privacy and a sense of community. That full-floor design changes how the units live. There are no shared hallways or next-door neighbors in the traditional sense.
The corner-lot location gives Summers Dawn an edge over similar buildings. Because of that positioning, it captures more open and unobstructed views than you’d normally expect, especially for this style of construction. My favorite feature about this building is the design and location of the master-bedroom, which sits on the oceanfront (with access to the wrap around balcony) and features a large window-wall overlooking the ocean.
This is a building for buyers who want something a little different. It’s not about amenities. It’s about layout, light, and privacy. When someone values those things, Summers Dawn becomes very compelling.
Summers Dawn is typically best suited for:
Some of the most common mistakes buyers make when evaluating Summers Dawn include:
Short-term rental policies for Summers Dawn are currently unknown, and buyers should verify the building’s most current rental provisions before making any purchase decisions. In North Ocean City, some condominium buildings allow varying levels of rental activity while others maintain more residential ownership patterns, so confirming the governing documents and association rules is an important part of the evaluation process.
Because Summers Dawn is a smaller oceanfront building with a limited amenity structure and low name recognition, potential rental use—if permitted—would typically be influenced by its direct oceanfront location and proximity to the Maryland–Delaware line near Fenwick Island. Buyers considering rental use should review the condominium association documents and management policies carefully to understand any limitations, procedures, or requirements that may apply before entering into any agreements.
Homeowner association fees at Summers Dawn vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
Summers Dawn tends to see a high level of market activity relative to its small size, with demand shaped primarily by its direct oceanfront location in North Ocean City and its appeal to second-home and location-driven buyers. As a 4-unit mid-rise building with low name recognition and a limited amenity profile, interest is generally tied more to the property’s setting, building scale, and residential character than to a broad amenity package or building-wide brand familiarity.
Within Summers Dawn, pricing differences are likely to be evaluated through the features of each individual residence rather than through a wide range of floor plan options, since the building offers a limited and more uniform 3-bedroom layout profile. Buyers typically focus on factors such as oceanfront positioning, water views, overall condition, and the practical advantages of a smaller building when comparing opportunities here, while recognizing that limited inventory can also affect how often units become available.
Summers Dawn is conveniently located near many popular North Ocean City destinations, including:
When thinking about Summers Dawn, buildings like L’Image, Wild Dunes, and Acropolis get considered. All these boutique buildings are similar, differing mostly in minor design details. All deliver that one-unit-per-floor boutique privacy. All offer 3-beroom oceanfront residences on the oceanfront. Acropolis and Wild Dunes bring rooftop features into the conversation. L’Image competes on boutique scale but differs in elevator configuration and lot orientation. Summers Dawn tends to stand out for buyers who want a North Ocean City location, full-floor privacy, strong light, and a layout that just flows right the moment you step inside.
