Grant’s Local Insight on Silver Sun

Silver Sun is personal to me, and not just because I like the building. Over the years, I’ve helped 11 different clients through the process of buying or selling here, which is a lot for a building of this size. When that many people want in, and very few want out, it tells you something.

This is a smaller North Ocean City building that consistently punches above its weight. The location is excellent (143rd street). You’re far enough north to avoid congestion, but close to everything people actually enjoy, including one of Ocean City’s local institutions, King Kone Ice Cream, which is right around the corner.

From an ownership standpoint, Silver Sun just works. You have assigned parking, storage lockers, an elevator, a pool that actually gets sun, and low condo fees, which is a big deal over time. The building isn’t flashy, but it’s efficient, well thought out, and easy to live with.

What I really like is how balanced the building feels. It’s not a massive complex, so it doesn’t feel transient. At the same time, it offers amenities that make ownership comfortable, not just tolerable. That combination is harder to find than people realize.

There’s a reason Silver Sun is sought after. When units come up, they tend to move quickly, and that’s usually driven by buyers who understand how well the building lives once you’re actually using it. This is exactly the type of place where guidance matters, because value here isn’t about hype. It’s about knowing which buildings quietly do everything right.

Fun fact: All the condos in Silver Sun were originally built to be large 1 bed and 2 bath units. At some point, either during construction, or immediately after, they were all converted into 2-bedroom condos. With 10 units on every floor, 5 of them face north (and capture some ocean views) and the other 5 face south (capturing additional sunlight and views of the association’s elevated pool on the adjoining lot). It’s also worth noting that the -08 and -03 stack units, while nearly identical to the others, are just slightly smaller in square footage, as they were compressed to make room for the location of the elevator.

It’s not the flashiest in the group, but it’s often the most complete package once you start checking boxes.
