Angelfish is one of those buildings I find myself showing to clients as often as possible. It checks a lot of boxes, it’s well run, and they fall into a great price-point.
Located on 133rd Street on the oceanblock, this is a 4-story building with 44 two-bedroom units, built in the early 80s. Good floorplans, parking, low condo fees, and a well-run association, all in a strong North Ocean City location.
That combination doesn’t come around as often as most people think it does
You’re close to the beach, but you’re also right near Northside Park, which is one of the best amenities in town that doesn’t get nearly enough attention. Then you’ve got everything else within a few blocks… Alley Oops, Tequila Mockingbird, mini-golf, and easy access into Fenwick.
I’ve sold a number of units here over the years, and the reaction is usually the same. People don’t expect much walking in… and then they start to see how well the building actually works for their lifestyle and their goals.
And here’s something I’ve noticed over time… owners here tend to stay put. That’s always a good sign.
I’ll be honest, there aren’t many “bad” options here and it’s hard to pick a favorite unit-stack. But there are some nuances that I’m happy to share.
Insider Tip: the 07-stack is my favorite. It’s that inside corner of the L-shape, so you get extra square footage, a corner feel, two balconies, and a really nice southern exposure. Also worth noting, if you’re looking at an 01-stack, those are the only units in the building with one bathroom instead of two. Not a dealbreaker, just something you want to know ahead of time.

If you’re considering Angelfish, you’re almost definitely going to come across Le Lisa and Silver Sun during your search. They’re all in that same North OC range, similar price points, and all check a lot of the same boxes. Le Lisa tends to feel a little less traditional in its layout and construction, and it’s part of that group of buildings built by the same developer as Ocean Princess. Silver Sun is smaller and a little more boutique in scale, with a strong following for its location and amenities (mostly the pool). What I’ve noticed is that buyers who are looking at all three don’t usually eliminate Angelfish… they either land there, or they end up choosing one of the others for a very specific reason. It’s rarely a “this doesn’t work” situation.
