Located on the bayfront of 11th Street, you’re sitting right at the front door to the White Marlin Marina. If you know Ocean City, you know what that means. This is ground-zero for the White Marlin Tournament every year. Boats coming and going, energy on the water, and some of the best bayfront views downtown.
Here’s the part I always point out… you get all of that, but you don’t feel like you’re in the chaos of downtown.
You’re tucked just far enough off the main drag that when you pull in, it actually ‘feels quiet.’ And in downtown Ocean City, that’s not something you take for granted.
The building itself is clean and straightforward. Sixteen total units. All 3-bedroom layouts. Assigned parking (which matters a lot more downtown than most people realize), storage lockers, and a small set of boat slips that are individually owned.
I’ll be honest… I don’t have a “favorite” stack here, which is rare for me.
The 01 and 04 stacks are end-units, both with their own personality and multiple balconies. But here’s where it usually flips for people… once they walk the 02 and 03 stacks and see those big wraparound bayfront decks, the “interior vs end-unit” conversation changes pretty quickly. I’ve had plenty of buyers go in thinking one thing and come out choosing the opposite.
This is one of those buildings where the layout decisions aren’t obvious until you’ve actually stood in each one.

If you’re looking at 1111 Edgewater, there’s a very good chance you’re also going to come across North Port and Bayview Grand. They’re all boutique-style, direct bayfront buildings with larger floorplans and newer construction. North Port differs most in its North OC location. Bayview Grand is only a few blocks to the south, and just slightly newer (with a pool). Beyond that, it’s hard to say which building is better, or gets the ‘win.’ With these high-end waterfront boutique style condos, it’s usually more about which building has a unit for sale. Rarely do I find myself in a position where I’m showing a client a condo that’s available for sale in each.
