We analyzed 456 real Ocean City condo sales from the last six months to give you actual numbers and the full picture of what owning an OC condo really costs each month. What Do Condo Fees Cover in Ocean City, MD?
Your condo fee (sometimes referred to as an HOA fee or association fee... although those are different things) typically covers the shared costs of operating and maintaining the building. Here's what Ocean City condo fees typically include:
- Building insurance and flood insurance (the master policy for the entire structure)
- Common area maintenance (hallways, lobbies, parking lots, landscaping)
- Amenity upkeep (pools, fitness rooms, elevators, outdoor showers)
- Water (in many buildings, not all)
- Property management fees
- Reserve fund contributions (money set aside for major future repairs)
What condo fees typically do not cover: your mortgage, property taxes, electric, personal condo insurance (HO-6 policy), cable & internet (most of the time), and the Town of Ocean City's sewer fee. How Much Are Condo Fees by Location?
Where your condo sits within Ocean City is one of the biggest drivers of what you'll pay. Direct oceanfront buildings take a beating from salt air and weather, tend to be larger and more amenity-rich, and all of that costs more to maintain.

A few things jump out from this data:
- Direct oceanfront condos average nearly double the fees of bayside interior properties ($658 vs. $351/month). That's roughly $3,684 per year in condo fees alone.
- Bayside waterfront is interesting. The average fee ($542) is actually higher than ocean block ($448). This is partly because some of the most amenity-rich communities in town (like Sunset Island, Harbour Island, and bayfront high-rises) sit on the bayside with features like boat slips, gated entries, and resort-style pools.

If you're shopping within a specific budget, here's a realistic picture of what to expect:

- The $200K to $300K range is the largest market segment (98 sales) with an average fee of just $294/month. These are mostly 1-2 bedroom units in midtown and bayside interior buildings.
- The cost per square foot per month is consistent across most price ranges, hovering between $0.38 and $0.54. The under-$200K bracket is the outlier at $0.99/sq ft because fixed building costs get spread across very small units.

Condo Fees by Bedroom Count
Larger units typically have higher fees because they represent a larger percentage of the building's total square footage, which is how most associations calculate each owner's share.

- Two-bedroom condos dominate the market (205 of 456 sales) with an average fee of $486/month. This is the core of OC's inventory and the most common unit type for both vacation use and vacation rental investment.
- The jump from 2BR to 3BR adds about $112/month (~$1,344/year). If you're weighing whether to go bigger for additional rental income, factor that into your numbers.
The Full Monthly Cost Picture

The condo fee is just one piece of your total monthly ownership cost. Here's what else to budget for:
- Town of OC Fixture/Sewer Fee: $12.75 per fixture per quarter + a $7.50 charge per quarter for bay restoration. A typical 2BR condo has 8-12 fixtures, so expect roughly $40-$48/month billed separately by the Town.
- HO-6 Insurance (Personal Condo Policy): Your association's master policy covers the building, but you need your own policy for the interior. Budget roughly $500-$1,500+/year depending on location and coverage.

- Property Taxes: Average about $5,228/year (~$436/month) across our data set, with an effective rate of ~1.10%.
- Utilities: Electric, gas, cable, and internet are typically not included in your condo fee. Although, there are a handful of condos in OC that bundle this in.

Capital Contribution Fees
About 9% of Ocean City condo sales in the last six months included a capital contribution fee, a one-time payment at closing that goes directly into the building's reserve fund.
- Average when present: approximately $822
- Range: $150 to $2,847
- Not every building charges one, and amounts vary widely
- Your agent should identify this early so it doesn't surprise you at the closing table. More often than not, this is disclosed in the MLS.

Maryland HB107 and Why Condo Fees Are Changing
If you've noticed fees in some buildings going up more than usual, there's a reason: Maryland House Bill 107. Passed in 2022 (partly in response to the Surfside condo collapse in Florida), HB107 requires every condo association in Maryland to complete a professional reserve study and fund their reserves accordingly.
What this means for buyers:
- Fees in some buildings are increasing. Buildings that kept fees artificially low while deferring maintenance now have to face the real cost of upkeep. Reserve studies revealing future roof replacements, elevator work, or balcony repairs mean associations must raise fees to get reserves where they need to be.
- "Low fees" are not always a good sign. Before HB107, some buildings could advertise low fees while quietly underfunding reserves. When major repairs came due, owners got hit with special assessments in the tens of thousands.
- This is actually good for buyers. More transparency means better information. The reserve study gives you a clear picture of whether the building is financially prepared. A building with higher fees and well-funded reserves is often a better investment than one with low fees and an empty reserve account.

Red Flags and Green Flags in Condo Financials
The fee amount alone doesn't tell you the whole story. Here's what we tell our clients to look for when reviewing condo documents:

- Recent capital improvements already completed
- Low owner delinquency rate
- Professional management company in place

- Unusually low fees vs. similar buildings
- History of repeated special assessments
- Pending litigation against the association
- No reserve study completed (now a compliance issue under HB107)
