In addition to understanding what the Association's insurance does cover, we also want you to understand what it does not cover. Typically the Master Insurance policies cover the replacement value to "how the property was built." In other words, let's imagine your condo was built in 1985 with carpeted floors, formica countertops, and builder grade appliances. That's what your Master Policy will cover. So, if your condo has nice new LVP flooring, Quartz countertops, tiled backsplashes, and expensive new appliances, what happens to the difference? That's where an HO-6 policy comes in. An HO-6 policy is often called a "Content and Liabilities Policy," and it's the owner's responsibility to have this coverage in place. In the event of a disaster, this policy covers the "content" inside your condo, along with any upgrades that have been made. And the good news... it's relatively affordable.
