About New Construction in Ocean City

On the island, new construction usually means infill: a small condominium, several townhomes, a replacement home, or a redevelopment on land that had another use. Land inside the town limits is severely constrained, and the Town’s own comprehensive planning emphasizes reinvestment and gradual adaptation, which is what a mature resort looks like when growth comes from reusing existing land rather than opening large undeveloped tracts.

West Ocean City has more room for detached homes, small townhome communities, and build-on-your-own-lot opportunities. Location is still the first decision. A buyer who wants to walk to the beach from Midtown usually isn’t cross-shopping a home near Route 611, just as a buyer who wants a yard, a garage, and easier year-round access may have little interest in an island condominium.

Grant’s Local Insight on New Construction

New construction isn’t a new part of our business. It’s part of the reason my family came to Ocean City in the first place.

My father, Mark Fritschle, arrived here in 1975 after selling out a new construction project at Beech Mountain in North Carolina. His first major Ocean City assignment was Golden Sands, where developer Victor Frenkil hired him as the original listing agent, sales manager, developer representative, and broker. He worked directly with the developer and Baltimore Contractors on pricing, marketing, launch strategy, and sales. That was the beginning of a two-generation relationship with Ocean City development that has included Golden Sands, Plaza, Princess Royale, Hidden Harbour, South Beach Boardwalk, Belmont Towers, Rivendell, Gateway Grand, and dozens of other projects.

I became directly involved in new construction sales around 2003, working with developers on projects including Nowalk to the Beach, Nowalk to the Bay, Dunes Edge Villas, Key Lime Villas, The Palms, Bel Mare, and others. Later, Jon Barker and I were heavily involved in the original sale of the Gateway Grand’s 196 residences. Our work went well beyond opening doors and writing contracts. We advised the developers on release strategy, pricing, unit mix, marketing, launch strategy, and the buyer feedback that helped shape decisions throughout the sellout.

That history matters because new construction has its own logic. With buyers, I want to identify where they have leverage and where they don’t. I want them to understand the developer’s likely pricing strategy, the warranties being offered, the walkthroughs and inspections they’re entitled to, the difference between standard finishes and upgrades, and why a projected condominium fee may not resemble the real fee after the developer is gone. With developers and sellers, I work from the other direction: release timing, unit positioning, pricing progression, branding, marketing, negotiation, and optimizing the value of the entire sellout rather than treating each sale as an isolated transaction.

The part nobody tells buyers is that there’s far less new construction available than they think. The glamour of new is real, but it can also make people stop asking hard questions. A new kitchen doesn’t make the nearby dumpster disappear. A warranty doesn’t replace an inspection. A projected condo fee isn’t a promise, and an estimated completion date isn’t the same thing as a guaranteed delivery date.

New can be an excellent purchase here. It just needs to be the right property in the right location, with the assumptions stripped out before the contract goes in.

What’s Actually Being Built in Ocean City in 2026?

Buyers arrive expecting a menu of new communities. In Ocean City there isn’t one. Below is what is actively marketed on the island and in West Ocean City as of August 13, 2026: a handful of boutique projects and a steady trickle of one-off infill. That scarcity is the single most important thing to understand about new construction here, and it is why the interactive map above often shows very few pins.

The honest price takeaway. “New construction in Ocean City” can describe a $600,000-plus detached home in West Ocean City, an upper $700s island townhome, or an ocean-block offering around $1.2 million and up. Those are not interchangeable products. Location, view, flood exposure, rental rights, fees, amenities, parking, construction stage, and finish level explain the spread. Looking inland? Berlin, Ocean Pines, and the Route 90 corridor have their own new construction picture. Start with Ocean Pines homes and condos and River Run.

Who New Construction Is Best Suited For

Ocean City buyers don’t divide neatly into a “new construction buyer” profile. Most choose location and intended use first, then decide which property best delivers it. New construction tends to make the most sense for buyers who:

  • Place real value on modern systems, finishes, layout, and lower immediate renovation needs
  • Are willing to accept limited inventory rather than forcing a new property into the wrong location
  • Can tolerate construction and delivery uncertainty when purchasing before completion
  • Want selection opportunities and can make upgrade decisions without losing sight of resale value
  • Are prepared to review a builder contract, warranty, association documents, fees, inspections, and rental restrictions with the same care used for a resale

If the nonnegotiable priority is a particular oceanfront view, building, neighborhood, immediate rental history, or move-in date, resale may be the better answer. The goal isn’t to win an argument for new construction. The goal is to buy the right beach property.

Common New Construction Buyer Mistakes

Some of the most common mistakes buyers make with new construction in Ocean City include:

  • Studying the countertops and forgetting to study the surroundings
  • Assuming the model represents the base price
  • Treating the estimated delivery date like an appointment
  • Skipping inspections because the property is new
  • Accepting rental assumptions as facts
  • Assuming the first condo fee will be the long-term condo fee
  • Waiting too long to bring in their own representation

The first one costs people the most. Traffic patterns, loading areas, restaurant operations, parking, mechanical equipment, and nearby commercial uses can change the experience of a property, affecting noise, views, light, privacy, and, yes, smell. I once talked a buyer out of purchasing a new townhome after we looked beyond the privacy fence. Immediately on the other side was the dumpster serving a nearby restaurant and convenience store. The buyer hadn’t considered what that could mean during a hot Ocean City summer. The home was new, the finishes looked good, and none of that would have made the smell less impactful.

On the model: it’s a marketing environment. Flooring, cabinets, lighting, built-ins, decks, and even structural options may be upgrades or may not be offered in the home you’re buying. Get a written list of included features and price every selection first. On delivery dates: the practical question isn’t only “When should it be finished?” It’s “What happens to my deposit, financing, rate lock, current housing, and closing obligation if it isn’t?” On representation: some builders require an agent to register the buyer at the first visit, so make that decision before entering the sales process, not after the contract is on the table.

Ocean City New Construction Myths That Need to Retire

Myth: Ocean City always has several major new condominium projects underway. Reality: Large-scale new construction is unusual because the island is already heavily developed. Most opportunities are smaller infill projects, individual homes, replacement properties, or redevelopment of an existing site.

Myth: New construction is maintenance-free. Reality: New systems can reduce near-term repair risk, but salt air, wind, water, humidity, elevators, pools, roofs, siding, decks, and common areas still require maintenance. A warranty is limited coverage, not a maintenance plan.

Myth: Buying in the first release guarantees the lowest price and instant equity. Reality: Early buyers may receive favorable pricing and the best selection, but they also accept more uncertainty. Plans, views, neighboring phases, amenities, condo expenses, and rental performance are less proven. There is no guaranteed equity simply because a purchase occurred before completion.

The Benefits of Buying New Construction at the Beach, Honestly

What new construction does very well here:

  • Modern layouts with larger kitchens, better bedroom separation, and storage designed for how owners and guests actually use a beach property
  • New building systems, from roofing and windows to HVAC and appliances, that reduce immediate renovation work without eliminating maintenance
  • A documented warranty, meaningful when you understand the coverage, exclusions, procedures, and deadlines
  • Selection opportunities, so you choose finishes rather than paying to remove someone else’s renovation
  • Construction under current codes and requirements, though elevation, flood exposure, drainage, wind design, and insurance still deserve investigation rather than assumption
  • Future resale positioning: ten years from now, a property built in 2026 will still compare differently with the large share of Ocean City inventory built in earlier decades

What buyers tend to underrate is not the untouched kitchen. It’s fewer immediate projects, more functional storage, better parking, current wiring and mechanical systems, easier furnishing, and the ability to have defects documented and corrected while the responsible builder and warranty process are still active.

New Construction vs Resale in Ocean City

Resale can offer an irreplaceable location, a direct oceanfront position, a larger legacy floor plan, mature landscaping, established amenities, immediate occupancy, furnishings, and a price below the cost of new construction. It also provides evidence. Buyers can review actual condo budgets, reserve studies, assessments, insurance history, board minutes, rental performance, utility costs, and the way a building has handled coastal conditions over time. Buildings like Golden Sands and Sea Watch have decades of that record; the Gateway Grand sits closer to new in construction and positioning while still carrying a real operating history.

A proven 1985 oceanfront building may be a much better purchase than a new property in the wrong location. New is a feature. It isn’t a substitute for judgment.

Rental and Investment Potential

New finishes, modern photos, practical bedroom configurations, parking, and updated amenities can help a new property compete for rental attention. Rental income still needs to be supported by actual rules, location, demand, pricing, and expenses. “It’s at the beach” is not a rental policy: rental use can be affected by municipal rules, zoning, condominium or HOA documents, minimum lease terms, occupancy and parking limits, licensing, lender requirements, and insurance.

Projections are not rental histories. New properties may have no operating record, no owner reviews, and no proof of how guests will respond to the location or price. Verify that rentals are permitted first, in the controlling documents, then build conservative projections that include vacancy, management, cleaning, utilities, maintenance, furnishing, insurance, taxes, and fees. When you are shown a projection, ask who produced it: the builder, the listing agent, or an independent manager with bookings data. Those are three very different numbers.

New Construction in Ocean City FAQ

Is it cheaper to build, or should I just buy something already finished in Ocean City?

There isn’t one honest answer for every property. Comparing a production home in a mainland community with a substantially renovated resale, building may be competitive; buying a lot and paying for design, engineering, permits, site work, utilities, and elevation, the finished cost climbs quickly. In Ocean City, location often matters more than construction cost, so compare the real all-in cost against resale options that provide a similar location and use.

How long does new construction take around Ocean City?

A completed spec home can settle on a normal resale-style schedule. A production home in an active community may take roughly six to twelve months once permits, selections, and construction are underway, and a custom or boutique coastal project can take twelve months or considerably longer. For a presale condo or townhome, treat the delivery date as an estimate until the contract says otherwise, and be careful about ending a lease or locking a rate too early.

Can I negotiate with a builder, or is the price the price?

Sometimes you can negotiate, you just may not be negotiating the number printed at the top of the price sheet. Developers often protect recorded prices because each sale affects appraisals and future releases, but there may be flexibility in upgrades, closing assistance, financing incentives, premiums, deposit structure, or finished inventory. Early releases, the last few units, and completed homes in inventory each create different leverage.

Do I need my own agent if the builder has a sales representative?

The builder’s representative works for the builder. Independent representation helps evaluate pricing, release strategy, contract terms, unit position, upgrade value, incentives, rental assumptions, inspections, and eventual resale. Involve your agent before the first visit or registration, because some builders impose strict registration and cooperation rules, and representation terms and compensation should be agreed to in writing before touring or negotiating.

Do I really need an inspection on a brand-new home?

Yes. New doesn’t mean flawless, and a municipal code inspection isn’t the same thing as an independent inspection performed for the buyer. When the contract and schedule allow it, inspect at the pre-drywall stage, before settlement, and again near the end of the initial warranty period. Once the walls are closed, some of the most important work becomes much harder to evaluate.

What warranty do I get with new construction in Maryland?

Ask for the actual warranty documents before relying on the word warranty. When a new home is covered by a qualifying Maryland new home warranty security plan, the statutory minimum coverage is one year for defects in materials and workmanship, two years for specified electrical, plumbing, heating, cooling, and ventilating systems, and five years for structural defects. Confirm the builder’s participation, whether the specific home is registered, what has been waived or excluded, and how a claim must be submitted.

Are the advertised condo or HOA fees accurate?

They may be accurate projections for the developer-controlled period, which isn’t the same as a proven operating history. An initial budget is built before the association has years of actual insurance, maintenance, staffing, and reserve expenses, and after owners take control the board may find costs differ from the original assumptions. Review the public offering statement, proposed budget, reserve contribution, insurance structure, and developer subsidies before treating a low introductory fee as permanent.

Can I rent a new construction property short-term in Ocean City?

Maybe. Rental use can be affected by municipal rules, zoning, condominium or HOA documents, minimum lease terms, occupancy and parking limits, licensing, lender requirements, and insurance. Before buying, confirm the permitted use in the controlling documents, then compare it with realistic demand, seasonality, management costs, furnishing costs, and your financing.
