Ocean City MD Lifestyle & Real Estate FAQS Answered

Curious about what makes Ocean City, MD, such a beloved coastal gem? Whether you're eyeing it as a potential second home, retirement spot, or investment opportunity, understanding the local lifestyle is key to making informed real estate decisions. As a second-generation Ocean City, MD realtor with deep roots in the area, Grant Fritschle and the Fritschle Barker Group at Keller Williams Realty of Delmarva are here to share our insider knowledge. As your go-to resource for all-things OC, we've tackled some of the Top Frequently Asked Questions about life and lifestyle in Ocean City MD.

1. What’s the nicest part of Ocean City, Maryland?
Wow, we started with a doozie!  Honestly, this really depends on your lifestyle preferences.  So, let’s answer this question by asking you a question.

What’s important to you when you think about life at the beach?

Some people like peace and quiet, while others love the hustle and bustle.  We’re not avoiding the question as much as we’re pointing out that ‘nice’ is all about perspective.  As a life-long local and 30-year beach Realtor, I can help you find whatever you’re looking for, and I take pride in making sure I tailor my services to each client's needs.

So, let’s start with what do you like, where do you like going, and what is the goal of this beach purchase?

For those craving ocean views without the downtown crowds, North Ocean City offers serene beaches and upscale condos ideal for quiet escapes. If you prefer staying put with top amenities like pools, tennis courts, arcades and gyms, maybe an oceanfront condo on Ocean City’s Highrise Row is the right choice.     Are you looking to be someplace that’s near nightlife and restaurants, but not right in the middle of it all? Midtown strikes a great balance, while Downtown (near OC’s famous boardwalk) buzzes with energy.

My point is this.  There’s truly no ‘bad’ area of town.   No part of Ocean City that you need to worry about being in.   No area that’s known for issues and trouble. So, the nicest part is the part of town that is the best fit for your intended use.

2. Which is better, Ocean City, NJ or Ocean City, MD?
Of all the names and all the places, how did we ever end up with two “Ocean City’s” so close together?   Especially when these two cities are so very different from each other.

Choosing between Ocean City, NJ, and Ocean City, MD, is all about personal taste—both offer coastal charm, but they cater to different vibes. Ocean City, NJ, is a much smaller beach town known for its serene atmosphere, dry policy (no alcohol sales), and proximity to NY and NJ, making it ideal for peaceful getaways with a classic feel.

In contrast, Ocean City, MD, is larger and more lively, boasting a 10-mile beach, expansive boardwalk, diverse restaurants, bars, and events that draw vibrant crowds. If you prefer a beach town with more options, more energy, better beaches (for some), and investment potential in oceanfront properties, the MD version edges out the NJ one.  (in our humble and slightly biased opinion)

3. What is the least crowded beach in Ocean City, MD?
For the least crowded beaches in Ocean City we suggest you head to Midtown or North Ocean City. Here, you’ll find that the sands feel more spacious and relaxed compared to the bustling Downtown areas.

These spots are perfect for families seeking a peaceful retreat or retirees enjoying quiet walks, with fewer visitors even during peak season. As experienced OCMD Realtors, we often recommend these zones to our clients that are prioritizing serenity in their search for a beach home.

Pro Tip:   Side streets in north OC that are immediately adjacent to a traffic light on Coastal Highway fill up much quicker.    Try heading to either of the 2-streets to the north or south of a traffic-light side-street and you’ll find more parking, and more space on the beach.

4. Does Ocean City, MD flood?
Let’s be clear.    Ocean City MD is a coastal town with the Atlantic Ocean on one side, and the Assawoman Bay on the other.   The chance of flooding from the worst storms is always a possibility (particularly on the bayside of Downtown below 7th Street).

With that said, let’s try asking and answering a slightly different question.    Does Ocean City Md flood often, and does it have a history of flooding?

The answer to this question is a much more confidence inducing – “NO”.   Generally speaking, Ocean City Md doesn’t often experience anything more than mild street flooding during heavy downpours, or occasional high-water from large “Nor’Eastern” or Hurricane style storms.

Are some local low-lying areas more prone to flooding and damage from larger storms?  Sure!   And it’s important to know where those are, along with the risks and benefits of each.

Part of our job as local real estate experts, specializing in waterfront properties, is to cautiously advise our buyers on the various flood-zones and insurances; ensuring worry-free ownership. 5. Is it expensive to live in Ocean City, MD?
Here’s another great question that is easier to answer with a question. Where are you coming from and what are you comparing it to?

For many, life in Ocean City comes with a much lower cost of living than their current hometown. For others, living in Ocean City might feel pricier, due to its status as a sought-after second-home market (driving up home prices amid high demand for oceanfront and luxury properties).

In general, everyday expenses and cost-of-living necessities (like groceries and utilities) align with other coastal areas, making it balanced for full-time residents or investors. Single-family homes are rare and thus command premium values, but condos offer more accessible entry points.
