About Shark Finn

Shark Finn is a mid-rise condominium building at 1 125th Street in North Ocean City, built in 2007 as a 5-story property with 12 total units. The building’s unit mix consists of four- and five-bedroom condos, giving it a relatively large-format layout profile. Elevator access is available, and parking is provided under the building with two assigned spots per unit. Management is handled professionally off-site.

As an oceanfront building, Shark Finn is directly positioned on the beach and includes a private beach area located between the building and the dunes, with picnic tables in place. Rentals are permitted, but the building is not oriented primarily around rental use, with the larger unit sizes and limited amenity package tending to fit second-home buyers, primary-residence buyers, and multi-generational households or owners hosting frequent guests. Its location on 125th Street also places it in North Ocean City, with Northside Park, Crabcake Factory, Bourbon Street on the Beach, and Café Mirage nearby.

Grant’s Local Insight on Shark Finn

Shark Finn is one of those oceanfront buildings that people either don’t know exists, or they know about it and obsess over it. I’m in the second camp, and I also have a personal connection here, because I was hired to help sell these residences when they were new construction.

What most people don’t realize is that this site originally held just eight oceanfront townhomes. After a large fire destroyed the original structure, the association made a rare and very smart decision to rebuild… and rebuild better.

The result was what many now refer to as Shark Finn II, completed in 2007. The new building consists of 12 ultra-luxury residences, with three units per floor over four floors. The ownership transition was handled thoughtfully. The eight original owners were given first choice of unit selection, and the remaining four residences were sold to help offset the cost of construction.

That detail matters, because it explains why the eight end units are so special. Each of those original-owner residences approaches 2,800 square feet, with expansive wraparound balconies and commanding oceanfront presence. The four interior units are still very large, typically around 2,400 square feet, and were sold to new owners during the rebuild.

The Kirby family played a major role in the development and rebuild, and their influence helped shape the pride of ownership that still defines the building. They remain good friends to this day.

If you’re looking for true oceanfront luxury without the scale or feel of a high-rise, Shark Finn remains one of the best examples in all of Ocean City. In buildings like this, guidance matters, because the real value lives in unit positioning, layout nuances, and understanding the history behind what you’re buying.

Who Shark Finn Is Best Suited For

Shark Finn is typically best suited for:

  • Primary residence buyers
  • Second-home buyers
  • Multi-generational households
  • Owners hosting frequent guests
  • Buyers prioritizing oceanfront or water views
  • Buyers who value walkable dining and attractions

Common Buyer Mistakes at Shark Finn

Some of the most common mistakes buyers make when evaluating Shark Finn include:

  • Underestimating traffic or seasonal congestion
  • Not accounting for seasonal rental variability
  • Assuming nearby attractions operate year-round

Back to section links ↑

Rental and Investment Potential

Shark Finn permits short-term rentals and has strong rental potential, but it is not characterized primarily as a rental investment property. Rental use can be supported by the building’s oceanfront setting in North Ocean City and by the size of its four- and five-bedroom units, which align with larger group stays and family use.

At the same time, the building’s limited amenity scope and low name recognition mean rental performance should be evaluated carefully on an individual basis. The larger unit sizes are unusual for the area, but families seeking accommodations of that size often expect more amenities, and the lack of a pool may have a greater effect on rental appeal here than it would in a smaller residence-oriented property.

HOA Fees and Ownership Details

Homeowner association fees at Shark Finn vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.

Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.

Shark Finn Real Estate Market Trends

Shark Finn tends to see low overall market activity, reflecting its small 12-unit scale and low name recognition rather than a high-turnover profile. Buyer interest is generally shaped by the building’s direct oceanfront location in North Ocean City, its mid-rise structure, and its appeal to second-home, primary-residence, and other location- and view-oriented buyers.

Within the building, pricing differences are typically tied to factors such as unit size and the particular layout available, since the floor plan mix is limited to four- and five-bedroom residences with a moderate level of variation. Buyers evaluating Shark Finn will generally look closely at how a given unit’s size, layout, and oceanfront setting align with their intended use, while also weighing the building’s more limited amenity scope.

Shark Finn vs Nearby Condos

Shark Finn sits right in the same rare air as Elbow Beach and Summers Dawn, where privacy and scale matter more than amenities. The main difference being Shark Finn offers much larger floorplans. Carly E brings that refined boutique luxury experience into the conversation, with similar 4BR options, but is unable to compete with the larger 5BR Shark Finn condos. Seaside Plantation competes on size and uniqueness. Shark Finn stands out because of its rebuild story and those oversized end units. It feels substantial. If someone wants boutique oceanfront but with serious square footage, this one usually commands attention.
