Located on 140th Street, Pelican Beach is one of my favorite oceanfront mid-rise buildings in Ocean City, and I don’t say that lightly.
One of the first things you’ll notice is how rarely units sell here. That’s usually the biggest compliment a building can receive. Owners tend to stay, and when something does come on the market, it gets attention.
The design is a big part of that. Pelican Beach sits higher above grade than many oceanfront buildings, which means even first-floor residences enjoy genuinely strong ocean views. That’s not common, and it changes how the building lives, especially for buyers who want views without being way up in the air. The end-unit -01 and -07 stacks are the larger (3 bedroom) floorplans that receive the benefit of having a second (west side) private balcony. While the interior -02 through -06 stacks are all spacious two-bedroom units.
It’s also a smaller building, which creates a very different feel compared to large high-rises. Hallways are quieter. Beach access feels easier. Ownership feels more personal. And you can walk to Devitos Sub Shop (if you know, you know!)

Ocean Place is a little larger, but it has a pool (and that great end-of-OC location). Sandy Square leans into that classic, simple oceanfront experience. Oceanwalk East is even quieter and more retreat-like with smaller floorplans than Pelican Beach. Pelican Beach tends to attract those that notice the details and don’t need the smaller 1BR floorplans. It’s elevated enough for strong views, small enough to feel personal, and large enough to feel substantial. It rarely feels transient, and it’s always well cared for.
