Our Place At The Beach is personal for me. This community was built on land that was once owned by my father, Mark Fritschle, before it was sold to the developer and constructed in 1983. That connection gives me a long-term perspective on how thoughtfully this property was designed and how well it has held up over time.

This is a community with a strong following. The floorplans are simple, and all the same. What’s different is the location and views of the buildings within the Association. It’s a community that owners and guests actively seek out. There’s a sense of familiarity here that you don’t always find in a resort town, and it shows in how the property is cared for.

Here’s the thing I want buyers to really understand. Valuation within Our Place can be tricky if you don’t know the different buildings well. There are a lot of different unit locations, orientations, and view types. While my personal favorites may be the D and E buildings, due to their tucked-away feel and the bay-views, I have clients who love the G building due to its location by the pool. My point being that comparable sales need to be adjusted properly, and accordingly, because two units that look similar on paper can be very differently valued.

From a feel standpoint, it offers a North Ocean City vibe without feeling isolated. You’re not too far north, but you still get that slightly quieter, more relaxed experience many buyers are looking for.
