Originally developed in the mid-1960s, the community includes oceanfront and oceanblock townhomes located between 47th and 48th Streets, along with several additional structures that fall under the same association umbrella.

Over the years, Ocean Colony underwent a dramatic transformation. What were once brightly painted T-1-11-sided townhomes with aging balconies and flat roofs have been reimagined with modern siding, pitched shingle roofs, and updated balcony systems. Today, the presentation is among the best of any townhome-style community at the beach.

One lesser-known detail is that many of the four-bedroom townhomes also include a ground-floor suite or fifth bedroom configuration. Buyers should always confirm permitting where applicable, but it’s a meaningful feature in several units.

Here’s the second fun fact most people miss: the Ocean Colony association also includes two additional buildings located on 46th Street. One is a small oceanfront building, and the other is a unique two-unit oceanblock structure. That rear building sits farther east than most oceanblock properties and is angled in a way that creates “almost oceanfront” views.
