Spring

March · April · May

Replace HVAC Filters

Swap out filters and schedule a professional tune-up before cooling season kicks in.

Test Smoke & CO Detectors

Replace batteries and test all units. Most condo associations require working detectors — check your HOA rules.

Inspect Windows & Sliding Doors

Check seals, weatherstripping, and caulking for winter damage. Clean tracks and lubricate hardware.

🌊 Delmarva Tip: Salt air accelerates seal wear — inspect closely if you're near the coast.

Deep Clean Dryer Vent

Lint buildup is a top fire hazard in condos. Clean the full vent line, not just the lint trap.

Check Balcony / Patio Condition

Look for cracks, rust on railings, or drainage issues. Report structural concerns to your HOA promptly.

Run Water in Unused Fixtures

Flush guest bath or rarely-used sinks for a few minutes to prevent drain trap dry-out and sewer gas.

☀️

Summer

June · July · August

Monitor Humidity Levels

Keep indoor humidity between 30–50%. Use a dehumidifier if your AC can't keep up.

💧 Delmarva Tip: Coastal humidity can spike above 80% — mold grows fast in condos with poor airflow.

Clean AC Condensate Drain Line

Pour a cup of white vinegar down the drain line monthly to prevent clogs and water damage.

Inspect Under Sinks for Leaks

Water damage in condos can affect neighbors below you. Catch small leaks before they become big problems.

Clean Range Hood & Exhaust Fans

Grease buildup reduces efficiency. Remove and soak filters in hot soapy water.

Review HOA Insurance vs. Your Policy

Summer storms are coming. Confirm what your HOA master policy covers versus your personal HO-6 policy.

🌀 Delmarva Tip: Hurricane season starts June 1 — confirm your flood and wind coverage now.

Test & Locate Water Shut-Off Valves

Know where your unit's shut-off valves are. In an emergency, seconds matter.

🍂

Fall

September · October · November

Schedule Heating System Tune-Up

Have your furnace or heat pump serviced before cold weather arrives. Replace the filter again.

Seal Drafts Around Windows & Doors

Use weatherstripping or draft stoppers. Even small gaps add up to big energy bills in a condo.

Clean & Inspect Fireplace / Gas Insert

If your unit has a fireplace, schedule a cleaning and check the flue and gas connections.

Flush the Water Heater

Drain a few gallons to remove sediment buildup. This extends the life of the unit and improves efficiency.

Prepare a Storm / Power Outage Kit

Flashlights, batteries, bottled water, phone chargers, and a battery-powered radio. Condo elevators won't run in outages.

🌧️ Delmarva Tip: Nor'easters can knock out power for days — stock a 3-day supply minimum.

Clear Balcony Drains

Remove leaves and debris from any drainage areas. Clogged drains lead to water pooling and potential leaks below.

❄️

Winter

December · January · February

Keep Heat at 62°F+ When Away

Even if you're traveling, never turn heat off completely. Frozen pipes in one unit can damage the whole building.

🥶 Delmarva Tip: Wind chill off the bay and ocean can push exterior wall temps well below air temp.

Insulate Exposed Pipes

Check pipes near exterior walls, in utility closets, or near unheated garages. Pipe insulation is cheap insurance.

Reverse Ceiling Fan Direction

Set fans to clockwise on low to push warm air down from the ceiling. Small trick, real energy savings.

Check for Ice Dams (Top-Floor Units)

If you're on the top floor, watch for water stains on ceilings or walls near the roofline. Report to HOA immediately.

Test GFCI Outlets

Press the "test" and "reset" buttons on bathroom and kitchen outlets. Replace any that don't trip properly.

Deep Clean Appliances

Run cleaning cycles on dishwasher and washing machine. Clean refrigerator coils to extend appliance life.
