Charleston is a 5-story mid-rise condominium building in North Ocean City, located on Wight Street about a quarter mile from Fenwick Island. Built in 2008, it is a very small building with just 3 total units, and its unit mix is limited to four-bedroom layouts. Elevator access is available, and parking is provided under the building with private assigned spaces.
The building is self-managed and allows short-term rentals, though its limited amenity package and far north location can create some added challenges for owners who plan to rent regularly. It is generally a fit for buyers focused on low-maintenance ownership, second-home use, quieter residential surroundings, or households needing larger space for guests or multiple generations. Two of the units, 201 and 301, include wraparound balconies, with one balcony shared between them across levels.

Interior layouts, square footage, and finishes vary by unit, floor level, and ownership.
Charleston was built and developed by Wes Guckert, who became both a good friend and a mentor to me, and the building reflects his thoughtful approach.
This is a four-story building with only (3) three residences, and the layout is unlike almost anything else in Ocean City. Unit 1 occupies the entire first floor. Unit 2 spans the full second floor and the west half of the third. Unit 3 takes the east half of the third floor and the entire fourth floor. (Don’t feel bad if you need to read that again.)
While Charleston isn’t an ‘oceanfront’ building, its corner position at Wight Street and 143rd Street gives it what I call “almost oceanfront views.” That distinction matters, because it brings significantly lower insurance costs while still delivering the visual and lifestyle benefits people want. If you ever get a chance, drive by the building and look at how it’s angled. The design was brilliant.
Charleston is a building for buyers who appreciate smart design and long-term ownership efficiency. It’s quiet, intentional, and very well-conceived.
Charleston is typically best suited for:
Some of the most common mistakes buyers make when evaluating Charleston include:
Short-term rentals are permitted at Charleston, and the building has moderate rental potential. Rental use is possible here, but demand can vary seasonally and should be evaluated with that variability in mind.
Its North Ocean City location and ocean block setting support occasional rental use, but the building has a limited amenity package and low name recognition. Rentals will face some extra challenges here due to the far north location and lack of amenities, and professional monitoring by local rental experts can be important for owners considering that use.
Homeowner association fees at Charleston vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
Charleston tends to see a high level of market activity, with buyer interest shaped primarily by its North Ocean City location, mid-rise structure, and straightforward ownership profile. Demand is generally strongest among buyers looking for low-maintenance ownership, second-home use, or a quieter residential setting rather than a large amenity-driven building.
Within the building, pricing differences are typically influenced by the limited floor plan variety, the small number of total units, and specific unit characteristics such as layout and balcony configuration. Buyers usually evaluate opportunities here by weighing the building’s size, location, and functional ownership setup against the simplicity of its amenity offering and the consistency of its unit type.
Charleston is conveniently located near many popular North Ocean City destinations, including:
Charleston sits in the same conversation as St. George, St. Kitts, and Key Largo, but it’s the outlier in terms of layout. The others lean into more traditional condo stacking. Charleston breaks the mold entirely with its split-floor design. If someone values smart lot orientation and that ‘almost oceanfront.’ feel without paying true oceanfront insurance, Charleston starts looking very appealing next to the others. It’s more niche, but the buyers who get it usually get it quickly.
