The property contains 135 units and offers one- and two-bedroom floor plans, giving it a moderate range of layouts within a bayfront setting. It is professionally managed and functions as a condo community that supports both personal use and short-term rentals, with assigned parking in a private lot and no elevator access.
The amenity package is centered on the bay side of the property, with an outdoor pool, boat slips, a private boat ramp, and a launch beach for kayaks and SUPs. Its location places it close to the Convention Center, Jolly Roger, Splash Mountain, dining, and other Midtown attractions, while still maintaining a setting that is oriented around the water. The building generally fits second-home buyers, part-time owners, and buyers looking for a location-driven property that can also accommodate flexible short stays.

Bradley on the Bay is one of those buildings that benefits heavily from location. Situated on 37th Street directly along the bayfront, it sits across from the Convention Center and right in the heart of midtown Ocean City.
Originally built in the 1960s, the building offers a mix of one- and two-bedroom condos, many with direct bay views, a bayfront pool, and easy access to the water. Over the years the association has completed numerous improvements, helping maintain the property while still keeping the overall ownership costs reasonable.
The bayfront setting is the real draw here. Sunsets over the water, boat traffic coming and going from the nearby marinas, and the energy of the Convention Center area all combine to make the view constantly interesting. At the same time, the building sits just far enough from the busy downtown stretches that it still feels manageable.
I’ve helped several clients sell their Bradley on the Bay condos, and I’ve helped a number of buyers purchase here as well. For buyers who want a midtown bayfront property without stepping into the price range of newer construction, Bradley on the Bay often ends up being one of the more practical options in that part of town. The location near the Convention Center helps bolster what was already strong rental potential. And some of my favorite restaurants are nearby. Belly Busters on 45th Street has the best fish tacos in town. Shotti’s on 35th Street has great everything. Ripienos Pizza on 33rd Street serves up the largest pizza in OC (all of Chef Kirby’s food is great). And for fine dining, stop by Ristorante Antipasti on 31st Street to say hi to owner Fauto DiCarlo.
Fun Fact: Each of the buildings located within this Association were built in 1983, except for the C-Building, which was built in 2015. The C-Building was originally built in 1983, like all the others, but had to be re-built after a disaster struck. For those lucky enough to own in this building, everyone received what was essentially new-construction condos in 2015.
Bradley on the Bay is typically best suited for:
Some of the most common mistakes buyers make when evaluating Bradley on the Bay include:
Bradley on the Bay allows short-term rentals and is commonly used by part-time owners who also rent their units during the season. Rental potential is moderate, and the building appears to align best with shorter flex-stay use rather than longer family vacation stays, with demand shaped by location, access, and the overall character of the property.
Its bayfront setting in Midtown Ocean City, moderate amenity package, and moderate name recognition all contribute to its rental appeal, particularly for renters looking for a quick trip with access to water activities, dining, and nearby attractions. At the same time, rental performance can vary by unit and stay pattern, so buyers should evaluate individual unit positioning, use restrictions, and operating details carefully.
Homeowner association fees at Bradley on the Bay vary based on unit size and location. HOA fees generally contribute to building maintenance, amenity upkeep, insurance, management, and common area utilities.
Parking policies, pet rules, and rental guidelines should be reviewed during the contract process, as association policies may evolve over time.
Bradley on the Bay tends to see a moderate level of resale activity, with demand shaped largely by its bayfront setting in Midtown Ocean City, low-rise condo format, and moderate name recognition. Interest typically comes from second-home buyers, part-time rental owners, and other location-driven buyers who are focused on access to the water, nearby attractions, and the overall convenience of the building’s Coastal Highway location.
Within the building, pricing variation is often influenced by factors such as view, unit type, layout, and overall condition rather than by the building alone. Buyers generally evaluate Bradley on the Bay on a unit-by-unit basis, paying close attention to how a specific condo is positioned within the community, what type of outlook it offers, and how its finishes and functionality compare with other available options in the same complex.
Bradley on the Bay is conveniently located near many popular Mid-Town Ocean City destinations, including:
Buyers considering Bradley On The Bay are often also looking at Thunder Island and Tritons Trumpet, since all three offer midtown waterfront living at approachable price points. Thunder Island is a larger community and similar with multiple buildings, bay views, and a poo, but also has a broader footprint around the Convention Center area. Tritons Trumpet is a smaller bayfront building with a similar age, similar views, and comparable floorplan sizes to Bradley On The Bay. When buyers compare these properties, the deciding factors usually come down to the scale of the community, the exact water view from the unit, and how much building activity or density they prefer.
