Bella Vista is a building I’ve always liked for second-home buyers, but I’ll be honest, it’s one I explain a little more carefully these days than I used to.
From a lifestyle standpoint, it offers a really solid second-home experience. The layouts work, the bayside setting is appealing, and when owners are using it personally, it lives well. That said, over the past few years, the rental presence here has increased, and that’s something buyers should understand going in. It doesn’t make it a bad building, but it does change the day-to-day feel, especially in peak season.
Here’s the thing I feel obligated to point out every single time. Bella Vista is an eight-story building with one elevator. On quieter days, that’s not a big deal. On busy summer turnover days, it can create some timing inconveniences. It’s not a deal-breaker for most people, but it’s absolutely something you should know before buying so expectations are realistic.
Two of the most interesting things about Bella Vista is its height and the location of the outdoor pool. This building was approved under the Town’s old overlay district rules, before current height restrictions went into place. Today, to build something this tall, you’d need two contiguous blocks of land to exceed the 45-foot height limit. If someone tried to build Bella Vista today, they couldn’t. That’s part of why the building has the presence and views that it does. The pool isn’t tucked up directly against the base of the building, it sits out on the bay on it’s own private peninsula, with the bay (and the views) wrapped around all three sides.
If this is a second home for you and you’re comfortable sharing the building with renters during peak season, Bella Vista can still make a lot of sense. The key is simply knowing how it lives now versus how it lived years ago. When buyers go in informed, it tends to be a good fit.
